Land developers seem to have a different concept of time to us ordinary mortals..... There are unforeseen things that can crop up and cause delays, but mostly I think they just tell people the earliest possible date for settlement, knowing that they're unlikely to meet their own deadline. Unfortunately, you have no recourse, as the contracts are written with delays in mind. If it was a normal house purchase, you'd be entitled to interest/damages if settlement was delayed beyond the contracted date. Our land settled four months later than we were originally told, and we had to cop a $1000 increase in the cost of our house, which we weren't very concerned by. The time delay was more of an issue, since we'd sold and settled our old house and ended up paying rent a lot longer than we'd planned. You'll probably find that your builder starts moving very quickly once your land is settled because after that point, assuming that you've done everything required in the meantime, delays start to cost them money in one way or another. Keep a written record of every comunication that passes between you and your builder - make notes of phone calls and preferably communicate via email where you can. That way, if there are delays past settlement stage that aren't your fault, you have proof... I hope things move along faster for you from here on. Thanks - I figured as much. Our building contract alone was 350 days - and our builder went over time. This time was only once the building actually started too - before that there was the paperwork stuff, waiting for council approval, the land stuff to clear and so on and so forth. We all feel your pain. GROUP HUG! I went for a long walk around the new part of Aurora over the weekend and every time I go there I think what a shame it is that the streets are so straight and boring. Long straight roads with houses jam packed on top of each other. There's very little variance in the streetscape. A few winding avenues or courts here and there would look nicer I think. I know it's not as cost effective to the developer, but hey - we don't want to live in a place where land values don't rise because it's deemed as "poor" or "ugly". What do you all think? Are you happy with the design of Aurora so far? Not trying to incite a fight (remember I also live in Aurora)...just something that has been irking me. The general appeal overall is appaling specially if you driving from lyndarum drive to aurora. the type of grass they have used on dividers and god know what soet of ugly plants they are using in front of each house. We have to let them know now before its too late or else we all will be stuck in a place which we dont like. regarding construction with timeless homes, i am building with them and regarding their quality it looks ok. but you would never be able to talk to the builder if you are stuck with something and after the salesman gets the deal signed from you, you would never be able to get hold of him on the phone unleass you go and meet him in the office on weekends. you can get more info in the previous blogs.
