Browse Forums Building A New House Re: LYNDARUM / AURORA ESTATES: Epping, Victoria 562Jul 09, 2010 12:07 pm Note, on the latest NBN release South Morang is listed as another of the trial sites. Hopefully this will mean Epping will follow soon after, being a neighbouring suburb. May be wishful thinking though....Also, not sure what the NBN will mean to places like Aurora...but it is worth keeping a closer eye on developments. Re: LYNDARUM / AURORA ESTATES: Epping, Victoria 563Jul 09, 2010 12:14 pm The NBN in terms of Aurora will *probably* mean, if it comes to the estate, the ability to switch providers to whoever else provides FTTH via the NBN. The NBN (as far as I know) will become a wholesale FTTH provider, in which case other ISPs can offer internet connectivity through their wholesaler agreements with NBN Co. This is a pretty similar to how ADSL1 is provided where Telstra offer their ADSL1 connectivity at wholesale prices that then other ISPs can offer to their customers. The difference is that NBN won't be offering their own connectivity direct to consumer (B2C), and that the NBN at launch won't be in private hands (I've heard this might be the case later on down the track though). The bottom line though is that unless there is NBN-ness at Aurora, we will still be stuck with only one or a handful of internet providers, and won't be able to switch willy-nilly like you can with ADSL1. All in all, it is interesting that South Morang was offered NBN, since the internet situation over there is dire. If the service is decent, they will lap it up for sure - although for the most people there who aren't lucky enough to get basic ADSL there due to saturation, any NBN connectivity, no matter how slow, would be a huge improvement over what they currently can get (read: rubbish). Re: LYNDARUM / AURORA ESTATES: Epping, Victoria 564Jul 09, 2010 12:55 pm hi guys i have been watching this forum from the sidelanes but today i felt so frustrated and angry on my builder that i thought of registering and sharing my frustration online. I am building with timeless homes AS someone asked before about timeless homes and my answer is they are really hard to get too. you will NEVER ...I MEAN NEVER be able to talk to the builder if you have any problem. once they sell you the house thats it. after that you are on your own. any queries has to go with the office who are not easy to talk too. i wanted some cutouts in my shower and asked to do them but they said its too late even though the plastering is not in yet. my advise dont go for any variation and if you are then be ready to go through lot of anger and frustration. Re: LYNDARUM / AURORA ESTATES: Epping, Victoria 565Jul 09, 2010 2:39 pm Mayank, i presume you are talking about adding a Niche in your bathroom? Have a read through your HIA contract i am sure theres a clasue on post contract variations. If the builder has no right to refuse a variation then point that out to them. Although i think you will be slugged a massive fee, probably enough to pay for 2 more niches at least, so its something to consider. As to what OZEP said about writing a petition, i would sign one seeing that i am unimpressed by some of the senior management and have had my fair share of issues with them. Maybe someone can bring this up at the next meeting at Aurora? I would proceed by approaching VicUrban first expressing our collective intentions and stating the issues requiring fixing as a matter of urgency and giving a timeline or fair compensation? I am no legal expert but we all have to stand our ground in this case to acheive anything. Not long ago i was up for a significant bill in the thousands when an issue that was clearly VU's fault was pushed into my hands. I stood my ground and got my lawyer involved, and finally after a few weeks and dozens of emails to both VU and the builder that VU decided to pick up the bill. It was the same with the builder, we persisted on a few things (backed up by reasoning and black and white justification) that could have cost us thousands and out of the blue the builder backed down. Just like what acherion suggested, to take on Arise or any other corporate organisations, you need to be ready (read all clauses and fine print, get advice and know what you are talking about) and stand your ground. And don't back down if you truly believe you have been taken for a ride. So if we want to see changes at Aurora lets get together and do something. My main gripe is senior management's shirking of responsibility, lack of professionalism, false and misleading advertising, and also the very slow development progress at Aurora. Neither do we want quantity and no quality so we must still make VU accountable for quality. Re: LYNDARUM / AURORA ESTATES: Epping, Victoria 566Jul 09, 2010 2:44 pm It sounds like there is alot of frustration and anger with various situations at Aurora. When my husband and I signed up to build there we were full of enthusiasm. Reading people's experiences who are currently living there doesnt fill me with the same enthusiasm I once had. I hope the situation gets resolved for the people already living there as it sounds like everyone is getting the run around from Vic Urban and their builders. Re: LYNDARUM / AURORA ESTATES: Epping, Victoria 567Jul 09, 2010 3:15 pm Guys, I just spoke to a Michelle from VicUrban. She advised that older parts of Aurora are stuck with Arise until Jul 2011!...Apparently there was a Aurora community meeting in May where VicUrban representatives were present and all this was discussed. I asked her to send email the minutes of this meeting as I am curious as to what exactly was discussed. Has anyone attended this meeting or have any contact details of the members of this Auora communuty group? Re: LYNDARUM / AURORA ESTATES: Epping, Victoria 569Jul 11, 2010 10:46 pm Hey all, I have been following this forum for some time. I have noticed that of late, there have not been many people from Lyndarum posting. Wondering what people's experiences have been of Lyndarum and the building process. I guess I would be interested in hearing about people's frustrations and things that they were surprised about. We are still waiting on our land to settle. 1 month late already, and guessing it will be another month before it is ready. What stage are you in? I am in stage 27. Don't think our land will be ready by the look of things. I drive by weekly and all i can see are mounds of dirt, can't imagine it'll be ready in a month. Re: LYNDARUM / AURORA ESTATES: Epping, Victoria 571Jul 12, 2010 10:33 am Hi everyone, i am building in stage 12 with simonds lumino 2600. House expected to be ready end Aug 10. Took a while to get started though. I would be glad to know who is building on lot 1236? There is nothing happening on that lot as yet. Also, i want to know once the house will be ready, can we use the FTTH straight away? thanks Re: LYNDARUM / AURORA ESTATES: Epping, Victoria 572Jul 12, 2010 10:36 am stuey0608 Moving2Epping Hey all, I have been following this forum for some time. We are in stage 27 too. I was there on the weekend and they have dug out the main road - Redding rise - to just beyond our street, and have dug out our street. I know that the services are already in, so it might not be too far off. Probably only a couple of solid weeks worth of work, but I guess it depends how high on the priority list our stage is - Re: LYNDARUM / AURORA ESTATES: Epping, Victoria 573Jul 12, 2010 11:54 am I have checked my heating system it is 5 star energy, apparently they broke a steel and bend looks bit bad. so if I build a next house I won't build with steel frames. there are so many problems. Now a days all pines are treated with sinead (not sure about spelling), so terminate can not enter it seems. (I heard this from my friend who build a house at burnside). all my doors are not fitted properly. each every door there is so much of air leakage which make my home very very cold and makes me to use heater most of the time. I am going to rise this with builder. OZTISH I think we have to rise about 3 star heating system problem to vicurban. All taps are 3 star energy. I will try to find out old paper from vicurban. if find some i will give that to you. I heard VU it totally disorganized. initially VU use to solve the problems between Customer and builder now a days they ask to solve with them or they ask to go to tribunal. Lyndarum guys are you happy there ?. I met AVjennings 6 months ago that sales guy told me Aurora is bit failure. I did not agree at that time. but now it make to think he may be correct. since VU is not full filling promise. did any one know is bus going through any streets in aurora ?. as of Am aware bus is going through lundarum. when I ask to Michelle about the bus route what they promise she ask me to speak to council (am not expecting a bus at RF over night) but when I was traveling. it looks bus is going through Lyndarum not through Aurora. I told this because, if bus is not going through aurora again it is broken promise from VU. Re: LYNDARUM / AURORA ESTATES: Epping, Victoria 574Jul 12, 2010 1:22 pm Ozep - I've been emailing VU for months about the heater issue. No response whatsoever. The bus used to drive through Aurora. It used to go to the corner of Harvest Home Road and a street or two up from Cerise, but I have no idea where it goes now. Maybe you can Google the bus line info and see where the stops are (?) Maybe you can Google the bus line info and see where the stops are (?) Hi Ozep and Oztish Try this link for the 575 bus map. The Aurora stop is on Hennessy Street just off Harvest Home Road. If you live closer to Rockfield Street, it would be quicker to get off at the last stop on Lyndarum Drive before it turns into Greenfield Street. We haven't checked our heater yet and haven't been given any paperwork or warranty from our builder. Our timber floor is being laid so we won't be able to check till the end of the week. We still have to check if the insulation has been correctly laid and is the correct rating. Re: LYNDARUM / AURORA ESTATES: Epping, Victoria 576Jul 12, 2010 7:13 pm OZEP - i wouldn't listen to what salespeople of other estates have to say about our estate. Especially not from AVJennings and Stockland. Use your own judgement and research to come to a conclusion. I am sure Lyndarum people have their fair share of issues too. I personally am still pretty satisfied with what i am getting at Aurora. As mentioned before in other posts i think its better value for money. Land at Aurora is also cheaper than any other estate in its surroundings including Craigieburn. And lets all remember its very early days yet, we are only a few years into the Aurora project. Since day one they have always said its a 20year project! Its frustrating to see slow progress i know but i also said before thats what happens when you are the first to buy into an estate but you also pay less for land. OZEP if your doors are not sitting flush it could be something structural. Probably get an independant building inspector to have a look? The builder would usually tell you anything that can get them off the hook. Never trust them wholeheartedly, best to investigate yourself. I also just had a look at my contract and it did say under Aurora Inclusions that we are meant to get a 5 star energy rated heating system. If the heater is in the contract then the builder needs to honour that contract and provide the right product.
