hi there! am a newbie here and has been lurking around quite a bit.
we are in the initial stage of building. we have a narrow block of 12.5m by 24.85m and based on estate rules, we have to build a double storey home. our builder have shown us two plans with (1) 3bedrooms + study/guest room, and (2) 4bedrooms + study. Plan (2) will incur additional $10k to the contract price.
it may sound absurd asking this question though, but please let me know, which of these plans would give more market value to the house (for eventual resale)? more rooms or less?
