Browse Forums Building A New House Re: ChrisL's duplex in Marion SA 23May 03, 2009 8:14 am My houses are side-by-side, so no room at all on the sides. In the backyard they will go. In the end, we went with 5000L round because (1) we can get it quickly before the other frame goes up, and (2) the price for 2500L slimline was 55% more. How's your footings coming along? Chris Re: ChrisL's duplex in Marion SA 24May 03, 2009 11:57 am Our tanks will have to go out the back too. I think ours are included in the contract as slimline from the builder?? My husband suggested to our builder that they get ours before frame went up like you have done, but they don't seem concerned about getting them in, even a slimline will be a tight squeeze to get in down beside the building, but that's not our problem That's great you got your tanks so cheap! Our footings are all done When do you expect your frame to be finshed?? Re: ChrisL's duplex in Marion SA 26May 16, 2009 8:07 am Found a problem a week ago on Frame 1. I specifically wanted my CSDs to be flush with the door jambs when open. But when I measured the CSD frame, the cavity is narrower than the door opening. Informed the builder, so let's see what they come back with. Partywall completed about a week ago. Second frame is also up. I'm not sure whether it is finished though, I have to go and check today/tomorrow. Finally got Council clearance for the partywall yesterday. Will be frantically chasing up DAC/surveyor/conveyancer so that I can start drawing down the bank loan. Chris Re: ChrisL's duplex in Marion SA 28May 20, 2009 10:17 pm Chris - who are you using for the independent inspections, are they any good, and mind if I ask how much? Building a new house (just waiting for the builder to get the slab down) and a few people have suggested getting an independent inspector in during the process. -Nick Re: ChrisL's duplex in Marion SA 29May 21, 2009 11:01 am I'm using Blue Square Developments. He's only done the footings inspection. A number of the issues he picked up I'd picked up already. As I'm building with steel frames, I'm not getting an inspection for the frame stage. Independent inspection provides peace of mind. Fee depends on size of house etc. His fee is quite good compared to others ($300/inspection for a 'smallish' house). I got a discount because I'm building two. Chris Re: ChrisL's duplex in Marion SA 30May 21, 2009 11:26 am Hi Chris, Can I ask what sort of things were wrong with the slab, I spoke to our bank yesterday and before they pay the first instalment they will send an inspector to check we also had to get the builder to send the bank a footings certificate which come from the council I assume someone from the council has had also a look at it and gave it the okay. Vid Re: ChrisL's duplex in Marion SA 31May 21, 2009 1:56 pm As you know, I'm no expert, but I believe that Council only looks to make sure that slab is structurally sound i.e. steel reinforcement per engineer's report, etc. Things that an independent inspector may look for are flatness, size, penetrations are all there, etc. One of the problems with my slab that I picked up myself (and the inspector agrees with) is the position of a drain pipe. As I mentioned before, building 2 does have its advantages. On one house, the pipe on the left is in the set-down area. On this house however, the pipe is on the normal surface. When the frame went up, this pipe turns out to be inside the wall cavity. Had it been more to the left, it would have been in the adjoining bedroom!!! It's been quite slow. I guess the weather hasn't helped. DW and I don't like the colour. It's too dark. I reckon it's because the front of the house doesn't get any sunlight. The back of the house looks much better. The mortar (brighton lite) is also darker than we expected. We'll wait for the cream garage doors to go on before deciding what to do. Maybe there's some way to paint over the mortar. (Trying to stay away from rendering). There is a problem they need to fix before the roof goes on. In the "valleys" of the roof, they put this v-shaped trays on the frame. These trays are only a couple of metres long each, so they have to use a number of them to make up the length. These trays overlap one another but the silly contractors put some the wrong way round (ie the lower tray overlapping on top of the upper tray). It's not just the odd one or two either. About half the joints are wrong. Unbelievable. Yesterday, I found that one of the back sliding door lower track has been damaged (bent) so badly that the back door can't close. Ahh, the joys of building. Chris Re: ChrisL's duplex in Marion SA 39Jan 21, 2010 5:03 pm Wow - not in yet? =((( Hope things are going ok for you guys, Chris... Even if it's not being sub-divided and you want to keep it as Torrens title, you will still need to talk to a town planner or Council themselves, to see if they will allow… 1 10792 Give Jonathan a call.
