As we won't be able to visit our site as often as we would like I was thinking of hiring an independent building inspector to check the build after the different stages. Has anyone gone through this before? Also, looking through our build contracts there is nothing i can see about our builder carring out inspections. Is it the site supervisor's responsibility to ensure everything is up to standard? Get your own Engineer to check the the design details & follow the work in progress 2. Introduce yourself to your neighbours and tell them to keep an eye out and send some photos 3. Issue structural non-compliance notices to stop/rectify work if necessary 4. Instigate repairs before they are covered up, buried, concreted ,etc and become a major issue Where are you building each state has different regulations? Thanks for your time A good building inspector and finding a good one with high building knowledge is a key component to your build going much smoother. A inspector will arm you with the knowledge that alerts your builder you have real high building knowledge on your side, this alone makes builder more likely to be on notice to do the right work, it is your builds best money, make sure you get one, don't bother asking your builder if you need one as most will say anything to talk you out of getting one, you will know your full rights this way and builders will generally take advantage of you if they know they can, believe me the risk of years and years of stress and strain are much lower by taking these steps, best of luck, hire the knowledge you need to secede in your build. Re: Building inspections 4Apr 01, 2018 2:14 pm Hi Guys, I asked a lawyer friend if its needed to get an independent inspector, and my friend who also has built before advise its unnecessary because it won't get signed by council (or gov body) if the stages are non compliant. So I am in between deciding if its worth the extra costs? I have to agree with Joker on that one. Have read about to many nightmare builds. Of course some don't have any issues but some have major issues which is something I don't want to go through. All depends on the quality of work from your contractors I guess. Thanks for the advice. Do you know approx how much it is to get a building inspector for a build? Also do you know of any good ones in the brisbane/gold coast area? Seeing all of these short-cuts and questionable building practices has me very worried and I’d love to get any recommendations anyone has for a building inspector. Re: Building inspections 9Jan 02, 2024 10:00 pm Ask your inspector what qualifications they have. This way you have an idea on the scope of experience they have. You're inspections should be1 @ prepour, 1x once frame is complete including rough-in (both plumbing, electrical and A/c if your having it) and once the walls are wrapped BUT before cladding commences. Then post plaster and waterproofing BUT before tiling. Then again at PC. Ask you inspector if they conduct their inspections based in time on site, if they do you will only get to know about the ones they found in the allotted timeframe.
