I am in the exact situation and find that the advice given on this forum really help in making cost-effective decisions when building. We are currently getting the contract together and have resisted a number of upgrades that we would have liked but thought we could live with. Unusual with the liveing/dining at the front and main bedroom at the back but nothing wrong with that if main bedroom at rear is your preference. I would prefer not to have toilet in main bathroom but not a big deal if you have a small family and/or don't mind other family members using the ensuite if someone else haveing a long soaking bath. Bed 2: as it stands the bed would go against the rumpus room wall - would this be a problem for noise? perhaps swap the BIR to that side so the bed is against the hallway wall instead? Fairly good floorplan there, love the pantry and extra wide garage but l would consider making the following changes: 1. Switch the garage and lounge/dining. The rear access from the garage is going to the dead side of the house. By switching it, you can move your home over to the right and gain extra side yardage. Also, it gives much easier access to the yard. 2. I'm not a fan of formal dining rooms, more so open ones that are combined with the lounge. If you swiched the garage, then you could make your music room larger and/or even make a seperate storage room, which leads to me my next point. 3. I don't how many people will be living in the home, but 1 small linen cupboard is simply not enough imho.....(check out this thread and see just how much stuff you have/might have that will need storage https://forum.homeone.com.au/viewtopic.p ... highlight= ) 4. I'd square off the rumpus/bed 2 walls. If Bed 2 is going to be used as a bedroom, then by squaring it off, it will provide you with better bed placement options. It will also give you a bit more useable room in the rumpus. 5. If your planning to use the lounge as a kind of HT, then l would wall it off more and put double doors in. 6. Make the BIRs in Bed 2 & 3 bigger Thanks for sharing your floorplan.......you'll find that there will be a range of "l would do this" type stuff but the most important thing is your own personal preferences and needs. But l hope the comments you get from everyone helps in some way in any case. Re: House Plan 9Mar 16, 2009 8:54 am Overall it's pretty good, but I can see two potential problems.
The pantry is one side of a walkway and the kitchen on the other. That would drive me demented. The other is bedroom 2, bedrooms that lead through living areas to access bathroom and toilet are a PITA. Obviously it depends on what that bedroom will be used for. In general, I agree with Thorney about the dead space behind the garage, but it does depend on the width of your block. We'll have 5.5 metres of dead space behind our garage due to an extension to it. But we will block it off and it will be a utility area for water tanks, clothes line, HWS etc so none of these will infringe on our rear or other side entertaining ares. So depending on the block, large dead sides can work. But I'd try to squeeze in more internal storage, but in saying that, there's planty of storage space in the garage. FIrstly it is a great house plan. I love the workshop and garage, plus the roller door access to the side of the house. As Helyn has said, I would also prefer not to have toilet in the bathroom. I think it is better to separate the toilet from the shower and etc etc. I would also close off the rumpus to become Home Theatre Room. (preferably with a sliding glass door. Good luck with everything and u have made the right decision by putting your floorplan in this forum. I did this some time ago and had received so many good and constructive feedback/suggestions which I think are great! When I use the bathroom I go in, take of my clothes and then as I turn the shower on I realise I need to use the bathroom.
I also don't like the idea of anyone using the toilet in one room and then having to touch two door handles before getting to the bathroom sink. Finally I like a big bathroom and I think you can fit a bigger bathroom by putting the toilet into the main, rather than having a separate toilet and sacrificing space in the main. Perhaps the ideal would be a separate toilet as well.....maybe with a basin....as well as the vanity outside the loo......
It's a good job that I read this after finalising our plans....could've been very expensive otherwise. Sometimes it's feels OK just to "make do with what you've got" Cheers zeke Re: House Plan 14Mar 16, 2009 7:22 pm I beg to differ, Croudace - there is a sliding door from the rumpus to the outside deck at the rear and a sliding door from the great room (family/meals in plain english ) to the side pergola - I don't see why the liveing/dining at the front needs outside access too.
I prefer not to have thru traffic in a lounge room - nothing worse than watching TV while everyone going past you (presuming TV is going in front liveing room), we had this in our old house where the front door opened straight into the lounge room and I so prefer our new house with one door only into the lounge, from the hallway. Gearbox's house seems to me to be the right balance of open space and separate areas - compartments, if you like. Re: House Plan 15Mar 16, 2009 8:51 pm Hi, not sure how many people and ages of those that would be living there but here's a couple of ideas that would suit my lifestyle. Even if they don't appeal to you they might confirm in your mind what you need/want.
I'd consider switching Bed 2 and Bed 4 (Music Room) so that the bedroom is closer to the bathroom. Bed 4 could then be accessed via the Great Room if that suited you better and not via the corridor to the Master Bedroom. I would also increase the size of the robes in bedrooms 2 and 3. I'd go with a separate loo as I had my brother live at my house for a few years and it was a real pain if one of us was in the bathroom and the other wanted to go to the loo. Ok if it is only you and a partner/spouse living there but a bit of a pain if there are kids as well. You need to check the size of the fridge opening in case you are contemplating having a large side by side fridge/freezer as it might not fit and you might want to allow for that type of change in the future. Not sure which wall you intend putting the bed on in the Master Bedroom but check out the wall sizes as the window size at the rear of the house probably stops you from having that wall as an option as it would mean the bed would be squashed across towards the side wall. If you have it on the side wall it doesn't appear there would be a lot of space to access the ensuite.
