They really wan't the current situation to continue, whereby people are signing up under the assumption the the grant will end. The 1st home buyers are keeping many builders going atm, if i was announced the grant will keep going, young purchasers may put off signing up until a later date. This is my prediction: HomeImprovement in March 2009 I spoke with my loan manager and they said (looking into their crystal ball) it is likely that they will reduce the $21k to around $10k (not counting the bonus $3k from the NSW goverment). Do you mean that they will keep a FHOB of $3k? Not much point - wouldn't even cover the stamp duty..... Re: Have I left it too late? Just like when they doubled the FHOG to $14k in 2003 (or was it 2004?). Then they reduced it to $10k ($7k + $3k). Re: Have I left it too late? You guys are lucky, in the ACT we only get the Federal Govt grant, the local govt doesn't give us anything, and they still make us pay stamp duty! Greedy ****ers! And I'm sure there are other taxes I haven't discovered yet.....after all there must be some reason that builders charge 15% more to build here. Rudd money expires on 30/06/09! 30Apr 24, 2009 1:31 am Apparently they are in negotiating with a lender (it's a secret they won't tell ). But what's the point if it's only one lender? There would be no competition and I wouldn't think it was worth it if I was paying 10% interest instead of 5%. And the land rent rate is 4% of the value of the land annually, the bank is only charging 4.99%. Besides that problem, they also will not fix the value of the land so the land will keep increasing (whilst your still paying rent on it) and that would make it rather difficult to buy out later. I heard for constructing a new home you will receive $14,000 and established will receive $7000 but atm its all rumour nothing is definate. Like I said the Occupancy Certificate is not the tollgate that marks the completion of the house.
