i have seen corniceless rooms before. I have heard the cornice is to cover up gaps and to allow movemant. I agree with the gap reason , since it can be hard to measure gyproc pieces/lengths and the cut it exactly to an imperfect square ceiling. But i dont agree with the movement scinario as wouldnt the cornice just crack anyway if the walls/ceiling/slab shiffted a little? I really like no cornices. I dont want to pay for Cornices, yet i have heard builders pay more for corniceless homes. Does it really cost that much more to do corniceless ceilings , considering the cornice would cost 0$ versus the time to put in the tape and some more joint goo , and then more sanding? Any one with experience of this? The gap is centimeters wide between chewed off, crookedly cut plaster. Lots of space for movement Once the cornicing is on it looks neat as a pin and you would never know the shambles it conceals.
I imagine there is a great deal more effort, accuracy and craftsmanship that goes into making a square set plaster wall. Anything that takes more time and effort creates more expense Re: corniceless rooms, i want them , i dont want to pay for them 4Mar 15, 2009 6:55 pm We're having a very varied mix of medium and large cornices and square set. Even in one room, if you have coffered ceilings with cornices in the centre section it leaves a lot of square set joints where the bulkheads meet the walls.
Anyway, watching the plasterers do the square set is very revealing. They add a metal right angle instead of the tape they use at the junction of walls as this apparently helps prevent movement cracks. I've been able to appreciate that it involves a great deal more time and effort than leaving a great big gap and slapping a bit of cornice over it So I can understand why square set is more expensive than standard paper covered cornices. but it's cheaper than the larger, more elaborate plaster cornices. I can understand that it cost more, but as others have said, you're saving on material so should recoup some of the costs.
I think it looks great and have specified square set cornices in our upcoming build. Demolition August 2009, Construction Started September 2009, Completed December 2010 Re: corniceless rooms, i want them , i dont want to pay for them 6Mar 15, 2009 9:17 pm Hi there
We've almost completed our build and opted for square set cornice in all living areas - it cost us an additional $300 = well worth it and cheap if you ask me. We didn't bother with square set for the bedrooms, bathrooms, hallway etc though. We have a recessed ceiling in the entry and we wanted that look to flow right through the living areas. I watched the plastered do his thing and it did take a lot longer, but the result is superb! Cheers Michelle Building in remote, regional Vic We have roof, frame, walls, plumbing, electrical....but no bricks! Re: corniceless rooms, i want them , i dont want to pay for them 7Mar 15, 2009 9:46 pm wow thats really cheap. we only wanted it to our main hallway and the builder wanted to charge us $1600. It was area area of 6m x 2m!! Re: corniceless rooms, i want them , i dont want to pay for them 8Mar 15, 2009 9:56 pm Our entire downstairs is squareset and people comment on it all the time!
We paid extra (forget how much) but it looks awesome (IMHO) Hi Mofflepop, I would recommend finding a building designer to prepare plans, they should design to your specified budget. The benefit is you can tender the project out… 9 20432 I would be wary. Is you site demilished but nothing else done? Sounds like liquidity problems to me. Our builder did the same. Got hundreds of thousands of dollars of… 2 15413 Sounds like rubbish to me. Ask for the contamination report which I doubt they have. If it's part of a normal subdivision it would have had a contamination report done… 9 5662 |
