I am a new member but have been browsing around for a month or so. Some great info and experiences here for people like me We are looking to build in the Waverley area (SE suburbs vic) with Carlisle homes. We have been informed that there will be a $10,000 surcharge. When queried, i am told that this is because they prefer to build in the outer suburbs and that inner suburbs have issues with road access and also tradies charge a premium to go out there. A search of this site reveals that a surcharge is not out of hte ordinary but I understand it is usually reserved for Inner, Inner suburbs and those that are way out. We dont have any issues with tramlines etc and hence am wondering where the extra cost is. Any ideas? Let me also say that so far Carlisle Homes have been great (compared to others) and seem like a good company from your experiences. And their houses seem fantastic! I am only curious to see if any of you have experienced this or can explain this better for me. Look forward to hearing of any of your experiences! Thanks. Not much you can do other than suck it up I'm afraid.

Considering their office is 1 suburb away thats a bit rich!!! The distance from Rowville to Mulgrave is exactly the same as to Mt Waverley to Mulgrave. No surcharge out here! If you were building in Ashburton or further in I would accept that but Mt Waverley is certainly not inner city. Yes it does seem rich and I almost just 'sucked it up' but more recently I have been wondering what we should do about it. Joles, I spoke to Symonds earlier but there were no surchages mentioned. Did not get that far with M unfortunately but I am surprised they would have those charges. Their headoffice is in Mt Waverley!! Matt, What do you mean by welcome to Carlisle Homes? I have seen your blog and it seems you had a reasonable run with them (?) What other 'features' do they have? Anything I should be wary of? Check with Simonds, they may not have one, but I'd be surprised. I'm not building in that area, I'm further out. Our surcharge with different builders ranged from $0 to $10,000. But the one common factor is they were non negotiable on them. I leave you to fend for yourself, figure things out yourself. We are in the outer suburbs (east) and upon asking where our land was, we were told "we won't build there", in very short order indeed and it was suggested that we go elsewhere. No need to look at the display because they would not build "out there", so we were told there was no point in us looking at the display.
After that experience, we would not have built with them anyway. If they treated us like that before they had our money, what sort of service would we get after? Back Pocket, We were first told by one CH office that they wont build. Eastern office said ok. Your experience is not giving me much confidence At this very early stage, they have been better than M. Simonds have also been good but so far all i have dealt with are Sales Consultants (the fun begins after). On the other side, every builder I have read about have their issues. Maybe PD has had the least reported issues?? Tell them to remove the surcharge or remove your names from the contract. There is absolutely no legitimate reason to charge this . I will be living in Williams Landing. I would imagine every builder has their ups and downs, just a matter of luck and make sure you ask all the questions you can, since you're the client. The surcharge is generally only applied in areas where the builder would prefer not to build or is too far to travel. Sometimes, when we are building our first house, we may tend to be over excited and emotional and fall prey to the builders. I think this is one of the mistake I made.
