There will be different ways of going about this if you're going private builder rather than project. Also - ask them for references and they'll always give you 3 glowing excellent ones (they'd be stupid not to) After 4 years - we're in! For us, I waded through hundreds of plans and found some designs we liked. Then we went looking and finding the right plan, then the right land, seemed all too hard. So I looked at house and land packages, found a builder with a good plan, with a few blocks to put it on and went from there. Re: Finding the right builder 4Mar 27, 2009 1:03 pm We also started with the hope of getting fixed home and land packages but the community that we went to had only a couple left and we did not like the design. We went on to find a house design that we liked and the builder provided us with a list of new land releases which we were able to decide on the plot of land in that list. He then help us secure the land. We asked for a detailed pricing on top of the package as we knew that were many other things that were not included but later found another design that we liked better and we ended up with another builder. The questions I would ask next time if I build a house would be : 1. First, the standard extras (fencing, site costs.. etc to get a feel of the whole price. 2. What are the things that I see at the display house that I won't see at my own house? (what is not included) 3. How would my land affect the design of house as compared to the display house? (Our house ended up in the opposite orientation as the display house which is a total flip due to the land, something we did not want.) 4. I would ask them to study the land contract and design regulations of the developer to factor in those things that their house design is not able to address the developer's requirements. I was forced to add two windows into my house which disgustingly affect the look the house just because the developer thinks it is nicer. 5. what is their variation handling process? For example, do they charge when we ask to shift or add a position of a power plug? These are what I can think of at the moment. Hi Kateo, Are you able to spare any of the tiles?
