frame stage, pre plaster, pre-paint, handover etc etc...when do people reccomend the best time to have the house looked at? Pre plaster and handover would be best in my opinion. You can spot any issues with the frame and also ensure that the walls are good enough for plaster - Too late once the plaster is on the walls to straighten things up. Handover also, as the guy doing the c of o inspection is only looking for things that will affect the permit, not the quality of the job done. Make sure all the wires, pipes, wall straightness are all within tolerances. I think Missy had one done and her inspector found sisal wrap not fixed correctly, pipes fitted in an incorrect matter. Wonder how everyone feel about this. One other thing, so if my builder is using private certifier, shouldn't the council refund part of the application/inspection fee?? From the information they provided, looks like all project home builders are really evil and nasty $$ suckers! Your builder will engage an outside quality assurance person for quality only. The council still do their 4 inspections (foundations, reinforcing, frame and final), but the builders QA guy will most likely do 2 inspections, pre-plaster an final. That is the info I am getting from the volume builders. We had an independant building inspection done of our PD home. There were only a couple of minor things he picked up on that the PD inspector hadn't already pointed out.
