Actually, when we asked the builder for the fixed price house and land package, they quoted the site costs on "H Class", as they said our block has lot of fill. But when we went for the contract appointment, the contract says that the slab is "Modified M Class". Our soil test came to be a P Class soil converted to M Class (based on compaction report), cant understand what does it mean? The slab is the main foundation, and thats why we were bit skeptical whether our slab is alright? But your soil type may be M.... What happens then is they design for the known soil, but will use piers and/or deepened beams to drop through that fill into natural ground level... is it possible to get a refund from the builder for the difference in site cost? as they charged us on fixed price house and land package on the basis of H class site cost and they are only laying Modified M class. what would be the approx. difference be? You can always ask, but it would be like the builder asking you for more money had they encounted something which meant their costs were higher. Wouldn't happen, a fixed cost is exactly that, a fixed cost. ICK So glad the building is over, never again. Loooove our house, but still not quite sure it was worth all of the stress they put us through! I'm illiterate in building terms and have been reading a lot about 'fills'. Is it a soil fill to align the land into an even level (no falls) ? or is it a concrete fill ? iTalk - Fill here means, soil fill. Its what estate developers do to level the soil while building the estate. If you have a fill which is uncontrolled, that increases your site cost. But if you have a compaction report for it, that reduces your site cost.
