We were able to get a basic quote without it, but when we wanted to go further had to pay it! Hope that makes sense!

We got 4 quotes from 4 different builders on there own designs. It didn't cost us anything. We finally went with the plan that we liked, not the price. Here in SA it seems you go through the display home, you walk into the sales office and say "I like this house" they do you up a standard quote there and then and give it to you. Then if you like it you add or remove things till you have what you want. Once we signed the contract, then we paid the deposit. We had to put all of our plans on hold for over 6 months after my Husband was made redundant. We pulled out just before the soil test was to be done, and we could have got our money back. We let them hold on to it for us to keep our job number in the system when we finally began again (we were desperate for this house!!). In the end that worked in our favour as it saved us about $18K increase in the base price of the house.
You can get your money back if they haven't spent it (soil test and survey), but best to ASK before you hand over any money! Henley - Wilshire Mk 3 ... I love my house!! As Stormy said it holds the price, and pays for soil test and contour survey. I don't understand how anyone can give an accurate quote on site costs without these things. They have put in an estimated $20k for footings, but what we are waiting on is the engineers report as to how much they are actually going to cost. I have slope and will need cut and fill and piering... I want to know up front. Homemaker, if you don't want to pay anything, you know the base price of the home right, most sales consultants will give you a list of displayed options with pricing, you can go home and do your own "quote" for the house itself. It goes into our costs if we proceed, and if we pull out before a contract is written up we can get it back, but once a contract is done its gone if we pull out, or is taken off the cost if we keep going. I'm not sure if this will help you much, but have a read through this thread about different member's site costs. My advice is figure out a ballpark figure, then add another 25% and allow that amount. Then you should be ok without having a coronory when the costs do come back from your chosen builder. The quotes were very detailed inlcuding plan changes and upgrades we wanted priced. We already had a contour survey done about 6 months previously as we were looking to renovate & extend but they would have done one anyway as part of their tender process. Just meant that once we paid our initial deposit after accepting the tender through the builder we chose we actually got a credit for the survey! $1000 is a bit too much .. Some ask for nothing, some $250, some $650 - highest i've seen is $750 .. except for Hotondo homes, they ask $2000 caz they do custom designs .. I've figured if its an experienced builder, he'll give you an approximate quote which is not too bad even when finalised .. but remember they don't wanna scare you with the higher side of the cost upfront.. so somethings do increase later on ... --- I don't have a signature - just this sentence saying that I don't have one - that'll do! Big M won me with service but I liked NBG's floor plan better. Fi has moved in!! We also got another 3 quotes of different builders and it cost nothing! We will loose $900 and hopefully get a $100 cash back when we tell them we ARE NOT going ahead with them. Hellman, H+ L packages are a bit different as the builder owns the land and has probably already done soil tests before putting up the package. For this reason they often come with fixed footing costs. We did a H+L package and paid $2000 deposit to hold the land, rest when it titled, but this was refundable if we pulled out if we didn't agree to a house contract - and was also subject to finance.
