What happens with land that has been settled but construction has not yet commenced? Is public liability insurance advisable? The land and building are being done seperately not as a house & land package Building will commnced about a month after land settlement Would love to know what others have done Thanks shooey Re: Insurance on vacant block 2Mar 08, 2007 1:36 pm Hi - I wouldnt worry about it on just a vacant block...we have had our block sitting vacant for months...
Our solicitors advice was to only worry if there is any sort of structure on the block, even just a shed then it might be worth thinking about. The builders insurence then covers liability and theft/vandalism on the site during building, so just make sure everything is insured in your name before settlement. I thought that might be the case The solicitor mentioned that they were sending us a letter with regards to settlement and mentioned insurance and it got me thinking! Hopefully they are starting building in April so it won't be a long time anyway, we are almost up to colours and tender!!! We settled our block of land in mid Dec '06 and are about to commence building this month. So, it was just sitting empty for 3 months really. What I find funny is when the council sent us a letter congratulating us on our purchase. They also reminded us to remember to cut the grass and not let it grow longer than a certain length. I just started laughing because there isn't even a single blade of grass growing on that soil! As for the insurance our solicitors mentioned a case where there was an old shed on a vacant block which vandals set alight - the owner got a big bill from the fire brigade for turning up to put it out! When my mum went to see where the block was she told me we needed to weed!!!! I think the only reason they were talking insurance is from a public liability incase someone hurt themselves on there, but not much chance of that happening on a flat piece of dirt! I guess if your block had a cliff at the back, or some other danger maybe, but if someone was on our flat piece of dirt and was injured I'd want to be knowing what they were doing on our private property, and if they did injure themselves - too bad. (Can you tell I'm miffed that there are people driving through our block as a shortcut... thought about accidentally dropping some nails... ) ~Ray. Our "road" is a court - fully bitumened, and we are right at the end... and at the rear of our block is the end of a "no through road" - which just happens to come out right near a main intersection... so it's a short cut instead of driving around (which I have to admit, it's a bit of a rabbit warren at the moment, but there is a new connecting road being put in as we speak so hopefully they stop). So annoying.... There are big "potholes" after the crossover (in the dirt of our land) from all the traffic driving through our block - and yep -straight through the middle... Don't suppose there's much we can do about it apart from put a dirty great big (well, it's not that big) house there to block them!!! Ray.
