After having many different tenders over the past few months, I won't name who, but we got a tender today with 135k in site costs, including council requirements etc.... All this for a slightly sloping block, ie 1-1.1m fall to the left, no rock and an M class slab. I think the biggest mistake was that they didnt include to remove the retaining wall we had asked, so they decided to make it a split level design rather than talk to me.... I think they made us for suckers...there were several items in the tender at a significantly higher price than other builders, things like materials handling, fencing, even some small alterations to the quote were all very ridiculously priced...and to remove moroka bagging finish to the WHOLE house, because we want facebrick anyway...they credited $2k!!!!! If I get high site cost, I will sketch the floorplan myself with few changes (to avoid Copyright issues), then I will get small builders to build the house for me. Wow, I have never seen site costs that high! and your block doesn't sound like it's a bad one either! Where the site costs broken down? Good luck, let us know how you go. If others are saying $30k to $50k and this builder is saying $135k, they need to justify the difference. We have a 3m or so slope over our block and our site costs were only around $20k. Why don't you say who the builder is? I think these forums are a great way to empower the customer. Once builders realise that customers talking to other customers about the good, bad and the really ugly, they might lift their game a bit. I will say though, that their base cost is not low, it's average to all the other builders, so their final costs are literally 100k above other builders that have quoted us...
