Or added too many zeros. 13.5k sounds more like it.
We have over 2 metres of slope, M class slab and we are around the 20k mark. I would be beside myself if site costs came in at 135k.

Breakdown - Area Loading Charge - $9,950 (Rubbish figure, due to travel and higher concrete costs they claim) Fixed Site Costs - $5,290 (Drilling rigs, M Slab, Concrete pumps, sedimentation control) Provisional Site Costs - $104,000 (Cut and Fill, Sewer and Stormwater connections, Piering, Concrete encase sewer, Material handling due to battleaxe (15k alone), BASIX package, Drop edge beams, Changes to ceilings to provide step up/split level, Services to home) Council Requirements - $13,930 Re: 135K Site Costs! 23Mar 08, 2009 9:34 am Area Loading... How far out from Sydney are you? And yes concrete delivery does cost more as you move away from the depot, and it can get quite expensive!
Piering.... How many piers, and at what depth? Encasing the sewer.... This is where a fair cost can be hit! What are the council requirements??? Electrical Engineer... Don't hold that against me... And keen owner builder... Mainly the building part!! Re: 135K Site Costs! 24Mar 08, 2009 10:04 am Can you build such as to avoid the sewer?
And what exactly are the $13,930 council requirement that are above those that everyone else pays? It's seems a bit extreme to me that they don't know exactly how much most of those things should cost. The basix, drop edge beams, ceilings etc surely they should be able to tell you exactly? The only thing we don't know yet is our connection to a drainage reserve for our stormwater but that requires access to council property so we have to wait for council approval for that. We also only have one provisional and that is for rock - $8000. Re: 135K Site Costs! 27Mar 12, 2009 1:28 pm thats is insane thats for sure, you could almost build a whole another house for that finished building 40 square home on 5 acres with perry homes.working on the landscaping just finished pool deck with ://forum.homeone.com.au/viewtopic.php?f=31&t=2217 Re: 135K Site Costs! 28Mar 12, 2009 2:22 pm peterd Holy moly!!! After having many different tenders over the past few months, I won't name who, but we got a tender today with 135k in site costs, including council requirements etc.... All this for a slightly sloping block, ie 1-1.1m fall to the left, no rock and an M class slab. I think the biggest mistake was that they didnt include to remove the retaining wall we had asked, so they decided to make it a split level design rather than talk to me.... Is it just me, or is that downright ridiculous? Ever seen that movie The Castle? "Tell 'em their dreaming!" Blog: http://bluemistkids.blogspot.com "Never be afraid to try something new.
