Browse Forums Building A New House 1 Mar 07, 2009 9:25 am hi is there anyone who brought land in Camalda in /south Morang, If so have you completed any soil tests for rock Re: Camalda Estate South Morang 2Mar 07, 2009 2:59 pm Not me, sorry - but the whole area is full of basalt, so there's always a chance.
Soil tests might not pick up rock anyway, as they usually only drill three smallish holes. There's still a chance that rock might be found when excavation starts. Has any construction started in the subdivision? If so, you could have a look around and see if any large amounts of rock are being dug up on any blocks. When I finally received information I was disappointed in their prices for such oddly shaped blocks. There were only a couple that I liked and they obviously had a nice price tag attached, and it was alot closer to the power lines then I had originally thought. Re: Camalda Estate South Morang 12Mar 09, 2009 7:33 pm We looked at Mill Park Lakes, but the blocks available at the time were small, within arms' length of power lines (or right near the massive great power station or those ugly water storage tanks), AND there was only one way in and out of the estate so it was totally gridlocked twice a day.
It was bad enough dropping off and picking up a child from the secondary school senior campus.... 3km from home and it could take 20 minutes or more. I could walk there in less time. Now that the new roads are open, the traffic problems have eased quite a bit, and I think the new land releases are better located. Once the Findon Rd extension goes through, it should be even easier to get around - that's planned for "some time in the next 5-10 years" though. Camalda is handy to the primary and Y7-9 schools. Looks pretty flat as well, and I didn't notice a lot of fill going in while it was under construction. That bodes well for site costs.
