Browse Forums Building A New House 1 Mar 06, 2009 8:14 pm Soon I’ll be receiving my lock-up stage completion invoice which is 35% of the contract value.
According to the definition of ‘lock-up stage’ in my HIA contract it includes flooring among the other things. My builder’s practice is to lay flooring in the final stage which is I’m ok with. The issue I got here is they will be sending me 35% contract value invoice without adjusting it to differed flooring work. I feel it's very unreasonable to pay about $10,000 for flooring... couple of months in advance. Spoke to my builder Orb*t CSO and as expected she used her ‘crush the customer’ approached and said ...this how we do things you better pay it! Appreciate if you can share your experience dealing with progress payment with deferred work? Re: Deferred Work - Progress Payment Question 2Mar 06, 2009 8:30 pm Did you have a breakdown of each payment amount when you signed contracts? (We did).
In my opinion, it should have been brought up then and the amounts adjusted, because after signing you are basically agreeing to the amounts they already specified. "lock-up stage" means the stage when a home's external wall cladding and roof covering is fixed, the flooring is laid and external doors and external windows are fixed (even if those doors or windows are only temporary); Re: Deferred Work - Progress Payment Question 4Mar 06, 2009 9:18 pm Ah ok.
On our contract it has each progress payment with the exact figure of what we will be billed (based on our contract amount) aswell as what it is we are paying for. We had to sign the page to agree to the figures. It sounds like you only have a description of the payment and not the actual figure. You could take it up with the management?
