Browse Forums Building A New House 1 Mar 10, 2009 10:38 am Hellooo *waves*
So with the wedding fast approaching (which means it will be disappearing shortly!), we're starting to think beyond that about when to get our house plans organised and this largely depends on how long our plans will take to draft and how long they will be in council. So how long were your plans at Whittlesea Council? Im estimating 4 months for plans plus time for council Also, how long are plans "valid" i.e. If I had them approved by council now, could I do nothing with them for the next 6 months and then just start? This may have been what happened with Simonds as well, I'm not too sure. All I know is that I got council approval notification before our finance had been finalised. Simonds actually did a whole bunch before our finance was sorted (even though the contract was based on finance approval). Their risk, I guess. Re: Plans - How long at Council? Whittlesea. Maybe your right, perhaps they did go through quicker being a volume builder and having their own surveyors? Something to consider! Anyone know how long plans are valid once they've been approved? How long Valid? 10Mar 11, 2009 2:43 pm Hi,
Our plans took only a couple of days with Carlisle Homes but they too use a private building surveyor. The fees are comparable or cheaper than Council and you get much quicker turnaround. Definitely use a private surveyor if you are able. Not sure on the valid time for plans though sorry. I know in Tasmania where went to Uni that you had to substnatially commence within 2 years but not sure in Victoria. Will try Googling. Dale. The first inspection is to do with the slab so you have to have done that within the first year. According to the page you can get a 12 month extension also. Dale.
