My husband and I are second time builders but still complete novices so please excuse my frantic helplessness . We have a rear strata block in Woodbridge and the soil type has come back as H. Our builder has allowed 40k for site costs which includes pilons along the rear due to a sewer easement. We have already terminated our original building contract with Don Russel as their site costs came back at 90k. That did not go down well esp. as I was 9 months pregnant (we are now with Blueprint homes). I am aware the site costs will be high but can I even build on H type soil a normal 212 sqm 3x2 brick home? Has anyone had experience with this type of build and what was your cost? Our original builders would not provide us the site reports when we terminated the contract so I don't know anything more than that. I do know WA builders get really uncomfortable with clay soil so maybe that is what has put the site costs up previously? Unless there is massive fall on the block, there isn't that much difference in slab engineering between an S and M or H class... It is more, but $40k... I don't think so... Your piers/pilons will certainly add some cost, but no where near $40k.... Electrical Engineer... Don't hold that against me... And keen owner builder... Mainly the building part!! Re: Can you put a concrete slab on H soil? 5Mar 06, 2009 7:42 pm My builder estimated approx. 10K for H class soil on a flat block - more if there was some fall but having said that, he did tell us some H class slabs had cost as much as 25K. 40K seems alittle steep..... Ours is the same as wakeboardandy. H class soil and about 10K on a flat block. And thats all it should cost.... Take a waffle slab as an example... It's beams go from 310mm to 385mm... Meaning on an average 250m2 home an additional 2.5m3(roughly) of concrete... at $180 a cube, thats only $500 concrete... Your pods add an extra $400 roughly... And there is no additional steel required! Electrical Engineer... Don't hold that against me... And keen owner builder... Mainly the building part!! Call you local council ask to speak to someone inregards to your block and the restications you may have due to the easment I did this on a block i was thinking about buying and they gave me a lot of help what type of slab would be required and how deep my piller would be (i didn't end up buying this block) My tender didn't even come back with the same info as i had gotten from the council , so just imagine what i could have been up for Good Luck hope you get some result Re: Can you put a concrete slab on H soil? 12Mar 06, 2009 10:19 pm I'd be delighted for ours to only be 40k. some clay some rock some caprock we think. arghhh ours is closer to 50k but includes the septics, leech drains and the additional insulation costs in that. Ours is a larger than normal slab.
Ours was only rated as an S4. But I heard of a house out of town on acrage that ended up costing well over 60K just for earth works with my builder. This person was actually quoted 90k with a different builder first. We are also building a double storey house with a relatively small "footprint", but if we'd built a single story it would cost us a lot more due to the bigger slab required. The costs would also depend on what came back on your engineer's drill test. They may anticipate hitting rock or something difficult further down. And, as already mentioned, if you're building over or near the sewer, additional work will be required. Re: Can you put a concrete slab on H soil? 14Mar 07, 2009 12:04 pm Yes we are building on the easement. The first quote was an E shaped slab which I think may have been why it cost so much. I have found through some searches eastern states H soil builders don't quote nearly as much as WA builders. Maybe different building restrictions? The whole thing to be honest is just a perfect example of what happens when you don't do your research. We didn't know about the easement, we didn't know that clay soil can cause these issues, we didn't know there are heritage restrictions on what type of house we can build and we didn't get our own survey so were short changed 12 sqm of land that we paid for but isn't there. The delightful sellers hitailed it to NZ so we had no way of taking action once we discovered what had transpired. Do not buy land when you are pregnant and nesting! We are in the process (fingers crossed finance goes through smoothly) of building a house in Swan view - so not that far from you. OUr builder was a bit worried about the clay etc, but our site costs have been estimated at between 25-33k. We are building with WA housing , and the have been super helpful, and the guy we are dealing with there did a bit of research into the block, soil etc before we put an offer in. I hope your build goes well, they seem to be getting them through quicker at the moment. Luckily we have finance approval and are now gathering quotes for our pool, aircon, flooring and landscaping. Once we get the site costs back we will know which quotes we can afford etc. I love the idea of brand new houses but hate the waiting. Did you buy in an estate? Re: Can you put a concrete slab on H soil? 17Mar 07, 2009 12:29 pm Nope we just bought a private block, looks like someone had bought it and sat on it for retirement/ investment- so ours will be a new house in a fairly old neighbour hood.
I hope your site costs dont blow out too much, our builders were really worried about what the site costs in the area could blow out to for us- so I am guessing that higher site costs in this sort of area are common - but I have to agree that 90 k seems WAY over the top, sounds like the didnt really want the job to me!
