We hv recently bought a (good-sized) block of land in CS where we hv to build a double storey. All looked well untill we started shopping for builders. The total cost of the land+house literally is spilling out of our budget. We wanted a simple double-storey (DS) abt 27-32 sq which more than enough for 2. We wanted a plan which had atleast one bedroom (with bath) in the ground floor & the rest on the top. Dennis Family is my favorite, some of my friends had build with them & are very happy. Phew, their plans are no where close to ours. JG King has a plan very close to what we had on mind but we hv no clue & heard very less abt the builder. Any ideas/suggestions abt the builder or abt any affordable builder around that area are most welcome. Construction budgeted for around 220k (top up another 10k). I came to know of $$ only after I shopped for the builders. That block has a mandatory double-storey so, cant go back on that. Managing the bedroom with existing structure, was the last resort we had on mind. But cant manage a bath, its need to be built. Any feedback on JG King homes ? Have a look at Premier builders they have quite a few designs where the majority of the house is single storey but just one or two rooms upstairs. This may help to keep your costs down. we just got land as well in CS but ours has a narrow frontage of 10m. it has been put on hold for us but we are still hoping for a breakthrough that a wider block will come back on the market soon. the location is perfect, very close to the town centre. whereabouts are you building? we were having a hard time looking for builders as well. i didnt realized Dennis Family have 2-storey designs. might as well check them out today:D btw, have you thought of going to custom-builders? we are looking at "new look homes". fairly flexible and within budget. will talk to them next week, and see how it goes. We dont hv that double storey block anymore, luckily we got another one in the "Ridge View" release (hope the name is correct), I think its called "The Ridge", opposite the creek. Re: Caroline Springs - Double Storey 10Apr 04, 2009 10:44 am hi ravish, that's a nice place. big blocks and the prices are reasonable. we opted for a block closer to the towncentre. we got the new release from cypress views (murchison place). we really wanted to go for a smaller land, because hubby and i are such lazy gardeners! and besides, who needs a big courtyard, when you have the lakes, wetlands, and parks very close to home? and of course, when the kids saw mcdonalds about 300m away from the block, they were right away sold. anyway, we are currently in talks with "new look homes". this was referred to us by our land sales agent. we are in the initially stage ourselves, so i can't advocate for the company. i am just telling you where we are at the moment. so far, so good. we have chosen the design already. we are building a 2-storey 4BR plus study. we have requested changes in the layout, and awaiting for the new sketches. we also requested to see a draft of the contract while waiting for the revised plan. we haven't paid anything at this point. if we decide not to go for it, we just have to pay for the plans. i think it will cost between $300-$1000, depending on the details drawn on them. i mean if there are with engineering stuff already drawn, it will cost more. choosing a builder is daunting. i got overwhelmed with all the choices. it came to a point that i can't go in a display home anymore. every display home looked the same to me. and it is much harder when my hubby and i decided to split roles - me as the project manager, while him as the finance manager. (i figured he got the shorter straw, ). now, i have to deal with the details myself. it still boils down to preference really. hubby and i thought that going for a "smaller/private/custom builder" is the best option for us because communication is better. we get to raise our concerns directly to the owner who knows what he is talking about, unlike going to a volume builder whose front-liners may not have all the answers available, and should get back to you whenever possible. right now, i get to email my concerns to our builder and he replies the same day, if not an hour later that's service, isn't it? also, there are lots included in the proposal, that big builders don't normally put in, such as fencing, porcelain flooring, carpeting, front yard landscaping, 2700mm ceiling height in the ground floor, etc. they are building mostly in cypress views so i figured the inclusions are generally tailor-fitted to the building covenants already. that's all i can say for now. everything is still good at the moment. good luck on your build. or should i say, see you around neighbor will see how it goes. We hv 2 two in mind, both private builders & are kind of looking at the pros & cons of both. We are still at the drawing stages at the moment. Re: Caroline Springs - Double Storey 15Jan 15, 2012 10:10 pm Hi All, We are currently looking at building in CS, and we live in a rental built by New Look Homes. This was not by any stretch a cheap house to build. From my experience with them, I would not even consider them! We have paint falling off literally, the bathtub pipes were not connected so that the water drained onto the lower story ceiling, the solar panels are facing west, not north which means our solar doesn't work properly, the doors rattle and shake with a bit of wind, the front landscaping has massive weeds and the plants all died, the fly screens fly off with a puff of wind, the roller door stops half way down, tiles on the floor have a grain with some put on the wrong way, the evaporative system doesnt have vents downstairs, and the main shower doesn't have Hotwater pressure. They are impossible to get hold off and then suddenly without warning, tradesman are knocking on your door in a Sunday demanding to look at the problem or they won't be back for weeks. I hate knocking companies, and I understand that sometimes, things just go wrong, but it comes back to the after sales service which they are shocking. Well that for us anyways. (Getting closer to Lockup stage) I am building with Burbank, I see a lot of houses around me built by New Look Homes. When you go for a walk around the lake you find most of the townhouses are built by them. Costs are more for anything above a single story as there are alot more materials used for doubles and beyond and labour costs are alot as well as to erect them, eg scaffold and so forth list goes on. if youre paying $220k i very doubt you be getting a 27square home and watch out for base prices that are end prices, M class slabs eg are barely built in melbourne as it is only a 5% of homes being built, majority are H class slabs which costs more and is subject to soils and contour tests, i seen builders charge up to $15k on top of m class just to get it to a h class, once again subject to fall and fill and retainers A very good builder with site cost's inclusive of conventional raft slab and fixed price site cost would be NEW LOOK HOMES 0407 225 938 They tell you the price as it is and not later.
