They don't seem to cope with change very well though.... after about 7 months of not being able to draw plans correctly, we bailed.
But, in saying that we had quite a few changes, if you are going pretty standard structurally, you should be right. I leave you to fend for yourself, figure things out yourself. Terrence Malick Re: Contracts! 6Mar 05, 2009 7:46 pm We paid our initial deposit with PD 3 weeks ago and I think we can make it to sign the contract by early June, so I think you should do your homework quicker and have something signed on . But you never know, people say the government will extend FHBG into another 6 months... Re: Contracts! 7Mar 05, 2009 7:49 pm We paid our initial deposit in late October and signed contracts on 19th of December with M3tricon.
We only made two small structural changes. Hope this helps. Also, a lot of it depended on the fact that we could book in for our colour selections by taking a day off work, as it was hard for them to do it on a weekend. I have heard it has taken a lot longer for other people on this forum and I can only relate our experience. Hope it all goes well for you. In Nov/Dec we got to the stage where we could start refining the initial floorplan changes we did, plus researching and picking upgrades, selecting colours etc. We did this two or three times during February (builder amending the floorplan that is). Final floorplan, plans and specs, upgrades and everything was finalised end of Feb. We signed contracts last Friday.
So although it has been a long process (not because of the builder), the real nitty gritty stuff has taken a solid 3 months. Our builder never placed any pressure on us to get to contract stage, we have never felt rushed or had to make hasty unresearched decisions. We wanted to take our time and get everything right and feel happy about the choices we made. Our builder happily went with the flow Oh and despite the massive amounts of time and effort our builder has put in thus far, we still haven't outlayed anymore money. We have the option of paying the 5% deposit at contract signing, once plans were council approved or with the first progress payment (Slab stage) ...I don't think that there are many other builders out there who would do this no? Re: Contracts! 11Mar 05, 2009 9:46 pm We ahvent signed contract yet, however my friend paid deposit with JG in december and have signed the contract. Not sure about the other two builders.
Our builder has advised us the contract should be ready within 2 weeks so total 6 weeks after deposit. Land Settled 27/04/09. Site Started 30/4/09. Slab poured 21/5/09. Frame up 27/5/09. We asked them to push it all through for us as I was expecting a bub and didn't want to be dealing with all that straight after giving birth. All depends on how many changes you make to your inclusions list and also depends on how many changes you make to the floor plan. I guess it also depends how long it takes for your builder to do the paperwork at each stage as well.
