Hi,
I was just wondering if anyone is building or has built in the Craigieburn Highlands Estate? If so I was wondering what your site costs were for your build and if you found that the land had much rock?
Any information would be much appreciated

Our site costs were $3152 and our slab cost was $7500 as it was an upgrade to a H slab.

It does help as we were a little worried what the site costs would be due to the area being rocky. We are also building with PD so even better to compare costs from the same builder. Did you have any problems with them or with valuation costs from the bank for the area? No major issues and all has been worked out with a quick chat with either our SS or CSC. The bank and valuation were no problem for us, we went through ANZ for the build. Which part of Highlnads are you looking at buying? Which PD house are you going to build? The land hasnt been titled yet but it is flat. We are worried about finding heaps of rock though. It is good to hear that you have had a positive experience with PD though. Do you like living out there? Re: Highlands Estate Craigieburn 6Mar 08, 2009 8:37 pm we also have land in the newbury section, still waiting for the land to be titled. we were extremely cautious about the rock. we ended up fixing our rock costs for peace of mind. the rocks we can see coming out in our stage while they are building the roads had me a little worried! If so then you are not far from us. We don't actually live there yet, we are still waiting for a handover date but expect to be in around Easter... I thought I was the only one Do you guys mind me asking, why did you choose Stockland over Delfin ? I chose Delfin because the lands they're currently selling are closer to Craigieburn Road and the upcoming Shopping Centre than Stockland's

building soho by m8ricon , the estimated site cost which my builder think will be around 9k to 10k not 100% sure they will get back to me on this. well Delfin is not releasing any good land they are just releasing land near to the shopping plaza infact re balloting.. and those land coudnt fit my house which i wanted.... although Scotland have more requirement for building houses but overall houses looks good in highland area... just my thinking Re: Highlands Estate Craigieburn 11Mar 10, 2009 9:42 am Glad to hear there are quite a few of us building out there We chose stockland as delfin didnt have any land the size we wanted to fit the house we wanted to build and we also liked the fact that we could buy it straight away and not go through a ballot system.
We too are waiting for our land to be titled at the moment but trying to get on there to do a soil test so that our builder can lock in the sight costs as we too were concerned about the rock. Luckly the land is relativly flat so they dont seem to think that it will be too bad but who knows! kamranshakil, newbury blvd, is that stage 63? Out of curiosity. when will it title? Just wanted to know as we are due to be titled in May and we are in Stage 83 and I know you said you were due to be titled in June so just curious. We've been visiting each fortnight and the street lights went up last week.. Looks like they need to just install the gutters and road.. then remove all the crap (e.g - rock thats pilled up around the place).. I think stage 63 is at the end of our street. We're building with PD.. waiting soil test results.. expecting a heap of rock. if i remember stage 83 is newbury as well and the lot are in 8xxx range... i really wana to buy there but somehow i missed it... after that they released mt ridley and now newbury 63 and i heard they will be releasing new land after 2 weeks approx... Tried to charge $7500 but reminded builder of actual time excuvator spent at site??
