We are looking at building this house http://www.frenkenhomes.com.au/a/Gracie/214_Gracie It's priced at 175,500 NOT including the pergola (5,000 extra - I think we could build our own cheaper!) There is also a 3,500 surcharge for building in a non-metro area Site costs are approx 7,500 as we apparently still need a tree root barrier even though we are removing the tree and stump, due to ground movement when the roots die and shrivel up. The concrete barrier runs 2 metres deep along the front length of the house and forms part of the slab. We've added the following extras Evap cooling to 8 points - 5,500 Horizontal border tiles to kitchen & bathrooms - 200 Gloss paint on the skirts and architraves - 600 Security doors (3 std, 2 slide) - 2,010 Careeba bath (deeper & wider) - 280 Rangehood flued to ceiling rather than wall - 500 (have been told just to drill a couple holes as a DIY job by a family member but partner isn't keen) 20m2 of extra concrete for the driveway - 1100 Upgrade to 'Nobel' appliances and double wall oven - free Extras pack - http://www.frenkenhomes.com.au/a/Specia ... maker_pack And made a couple of mods Increase bathroom width to 1.8m from 1.71 (reduces bedroom size) - no cost (I think) Add two half height walls with pillars to the living to close it in a bit more - waiting on cost but under 1,000 All up with fencing and other bits and pieces we are looking at a 205k build Love to hear others thoughts Re: Good value? About the same size house that we have too!
l think what you've done and what they are charging is good value im no expert, but based on the prices you've mention and what your getting seems good value to me anyway Nice looking home too, love the cnr spa in the master ensuite! The corner spa is a very nice addition I think! When we checked out the display my eyes widened at the size of the ensuite I actually considered changing the sliding door on the rumpus to a window but my partner thinks its good to have it there.
