I was hoping to get an idea of peoples' experience with site costs on a knock down rebuild site specifically did the estimate change significantly before and after knockdown and if they did what was the reasoning ? and what was the build type of the original house. Our site costs are quite high $30000, as we have problem soil and a 2m drop over building site. We have to have screw piles on our slab which are expensive. Our site costs haven't changed once the house was demolished but i'm currently disputing a couple of things they are trying to charge us for. We knocked down a 120 sqm house, timber clad on brick piers, for $12,500, but it included a bit of asbestos. We had 6 medium to large trees cut down and grinded for another $2,000. I was scared for what our site costs would be. The original site costs before the knock down were $12,000. After the knockdown they went up to $16,000 due to the need for piers and some tree root barriers. I was quite happy as I was expecting $20,000-$30,000. It took bloody ages, but it was a pretty good price.
Our site costs did change a little from when the house was there, to after it was demolished. They had to include root barrier all along the front of the new slab, but they also deleted some extra thickness elsewhere. In the end it was only an extra $100 from our original quote. option 1) knockdown quotes 12 & 17k option2) offer to 'buy' house for 7k (house relocator, subject to them on-selling it off their website) additional demo after house removed quote 7k so broke even on the removal instead of 12k out of pocket. wow stormy very very similar stories and stages we have. We sold a 3 bedroom 60s brick veneer house for $8,000, half of which went for complete site cleaning before building. We have significant slope and our site costs are up around $50000 - that includes $20000 of retaining walls. They did a second soil test after demolition but nothing changed. As for site costs, I have no idea as I had a sub floor therefore no slab. I've been given a few names already from m3tricon, but of course I want to call a few different companies. Property is in Box Hill North, approx 600sqm pretty flat land area in a quiet street off middleborough rd. Existing 3 bedroom weatherboard, asbestos double garage to the rear, 2-3 big trees and quite a few smaller ones, paved area in front of the garage located to the back. I'm wanting to get some quote in the next 2-3 months, but ideally won't demolish until just before xmas or just after the new year 2010, as we've only just put the deposit down and I can see the application process stretching out for months! How long are demolition quotes usually valid for? Does a standard demo job include total clearing of the block, suitable for the builder to start on? I rang 10 companies, 5 didn't even both turning up. The other 5 quotes were pretty similar but Pearcedale plant hire were slightly cheaper. Nothing was too much trouble with them. I couldn't be there the day they did the demo so they took photos for me on the day. They totally cleared the block ready for building. Did it in a day and a half. I got a quote but didn't do it until 2-3 months later. We had to change the date at the last minute due to our building permit arriving late-this was no problem. When our house got started they found a couple a pieces of concrete from the original house that the builder insisted had to be removed-I expected to have to pay to get them removed-I rang our demo company and they picked them up the next day for free. The only change to our site costs were that we did have to get abit of extra soil brought in (cost about $500) because after the demolition the footprint of the old house was a couple of inches below the level of the rest of the block. There was some asbestos in the eaves to be removed by the demolishers before the excavator arrived. The asbestos went into my garbage bin and I never saw my bin again after that!!! The demolishers also took what they could resell (they initially showed little interest in the value of anything in my house but I was amazed at what they did take (terracotta roof tiles (I wish I sold these myself but did not have the time to worry about it), unpolished ash floor boards (chainsawed out!), skylight, top half of a toilet, a broken down 3 star ducted heater) - Oh well, good luck to them! 1. Demolition Cost: $11000 (incl. $1000 for removing a 55,000 lt in-ground pool). * I still had a partly filled in hole in the back yard at the end of the process! * I was (verbally) promised that void would be filled in by the demo company but that soil never arrived and I was never called back. * It took a few weeks from the time they started taking roof tiles off until the land was cleared. Too long! * A trailer load of house hold rubbish suspicially appeared on my front lawn whilst the roof tiles were being removed. * The excavator driver had to work around two sewerage access points, my back garden and front garden, and a large tree and front fence which I was keeping. Credit to the excavator driver for doin gno damage. 2. Pool void infill and compaction: $1500 (by another company that deals with pool removal specifically) 3. Building Company's Site Cost estimates (pre- final plans and final house design) $4000 for site additonal works $1100 storm water/sewer point renewal related stuff $0 U/G Electricity (had to get it done myself) 4. U/G Electricity ($1745) 5. Building Companies adjusted Site Costs $ 392 Further excavation (pre slab) $ 12237 (2m deep tree root barrier to protect slab (from my tree and neighbours trees) (keeping our tree cost us ~ $10K) $ 2919 upgrade reinforcements to slab. 6.
