Browse Forums Building A New House 1 Mar 03, 2009 10:35 pm Hi guys:
just wondering has anyone dealt with Dennis Family Homes before, I am now buying their Marsden and I found the sales tend to manipulate the figures a lot. they don't have computer generated price but rather type prices into computer and they do not show u the variation price lists!!!! I've been charged for $1320 for 25 degrees pich roof ($11 x 120 m2) and $890 per m2 for house extension and $2500 for 20% render Are those decent prices ? thanks Re: Dennis Family Homes 2Mar 03, 2009 10:54 pm Hi gattaca,
We also build with DFH. I realise that they do not have computer generated figures and they do not show you the variation price lists like what other big builders do. However, I still find some of DFH's pricing is relatively quite competitive. (internal access door and off white mortar's prices that they provide me was competitive). I am not sure about 25 degrees pitch as we dont have that upgrade. We are quoted $4,500 for front render of property (16 m width facade). APart from these, I found the sales person that I dealt with is helpful and friendly. Hope this helps. Stephen Williams Landing Stage 10 - Kingwell Neighbourhood Re: Dennis Family Homes 3Aug 10, 2009 2:45 am Hi Gattaca, We have also chosen to build the Marsden with DFH. Have you gotten your contract yet for signing? We had to wait ages for ours and we started the process on 20/12/09 with the $1k deposit and only got to sign the contract on 20 July 2009. May I ask what extension work you've done with your Marsden and did you get any other variations done? How much did your contract/estimate price come up to? DFH now have new Marsdens in their portfolio. The Marsden 270 is no longer existing. In its place is the Marsden 280 and the Marsden 342 (or is it 341?) - both newly introduced round about 20 July onwards but officially price released on 1 August 2009. Also their standard inclusions have also changed to include stone benchtops to kitchen, bathroom, ensuite and powder room, plus the laundry room now comes with cabinetry with wire laundry drawer as standard. Also included as standard is the remote controls for the garae (3), plus some misc stuff which were part of their last promo. We are now having a mini battle with DFH to try to get the display options we asked for and now included as standard inclusions to be treated as standard. We signed on 20 July 2009 when the new standard inclusions got introduced but were not told by our sales consultant on the day of signing. PLUS, our contract price for the house (i.e. Marsden 270 base price plus extensions and some other modifications to get it to be exactly the same as the new Marsden 342) is way higher than the price released this month....I am not happy about it at all. p.s. We got to know about the new Marsden 342 wayback in January 2009 and were advised that the proposed price for this design (subject to approval) would be around $252,900. This is now not the case of course. Our contract price for the house itself was "calculated" to be in the region of $252k...oh what a coincidence! I agree with your comment about how they do their calculations. They sit and tap in figures but don't verify it.... Having said that the customer service has gone down hill since we paid the full deposit which as far as I'm concerned now, I wish I hadn't of paid until we had a site start. I am also annoyed about the new plans and pricing they have because you would think that the prices may have gone up but after doing my sums it appears the new deals are cheaper than what we signed up for back in Feb! My only way of reasoning this is the fact that I love our current floor plan and I hope that their reputation of house quality continues for us!
