Thank you! I can't give a 100% "no you don't" but it is my understanding that you don't. From what I have been reading, The Ponds design revolves around natural means of rain water retention and detention. One way to counter the need for detention tanks is the incorporation of rain gardens at the end of most neighbourhoods. Do a google search on Second Ponds Creek and you'll find quite a few council documents relation to the regeneration of Second Ponds Creek and a few other environmental reports which seem to cover the issues that surround rain water harvesting in creek areas. My plans haven't been to council yet but so far there has been absolutely no mention of rainwater detention tanks. edit: more accurately, The Ponds are using bioretention systems and constructed wetlands to do the job. I thought so too, but then one of the builders that we tendered with told us that and obviously the cost was added to the tender for hydraulic design. I guess they want to take as much money as they can upfront That was always going to be a challenge and a test of patience. Full marks to your mate.
