as far as I know all builders using waffle slab nowadays, are these kind of cracks cover by building insurance?

Re: williams landing 1822Feb 28, 2012 10:11 am don't think building cracks are covered by building insurance (you mean home and contents yeah) as it has to do with problems inherent in the building itself not external. not sure if it's the waffle slab or the wrong engineering with the slab or the lack of maintenace...perhaps it's a mixture..the display houses seem to last nicely so far..i wonder why.. kinda distressing for all of us out in the west.. Does the houses around you have similar cracks?You can contact the lawyer to join the class action. We have had the usual cracks doors not closing atm. My advise would be to get on to your builder ASAP. I know others also have had problems. what type of slab do you have is it a HD+ ? I have already received 2 water bills from City Water West. Another alternative is consider upgrading your slab to include concrete piers. Will cost heaps though. The builder just paid his share of Gas and Electricity charges before we moved in. What happens to the side of the house with the garage on boundary or perhaps 200mm off the boundary...can't seem to lay any concrete path there.. how much is piering? thanks Re: williams landing 1839Mar 08, 2012 6:24 pm Hi apple88, The PD house in WL was built last year. We didn't lay concrete on the side of the garage, but there's concrete at the front and back of the garage. The house that has piers was done by another builder 4 years ago on 'P' class soil in another estate. From memory, we paid about $7K extra for just the piers. Site costs differ from builder to builder. It's best to get your builder to quote for upgrades to the slab. Furthermore I believe most of the slab heave problems where related mostly to builds in 2009. When the drought was on so shouldn't be much problem with it now. The builders have all been to many workshops about it and from what I understand have changed practices for laying slabs.
