I'm in the process of finding a suitable design to build a 2 story house with the following features: Ground level: 1, Granny flat 2. At least one master bedroom with private bath facilities. I just can't find many designs! this is the olny one I found so far: http://www.homeworld.com.au/houses.php?houseID=78 but it's starting from $350K!! I have seen a few double storey designs where there is a "guest with ensuite and retreat" downstairs, and the master with ensuite and other bedrooms upstairs. The problem with that is that it didn't have a separate access to outside - but I don't know if that's an issue for you.

I would suggest you simply go and talk to council about your proposal, most councils are getting onboard with ancillary dwellings.
