They spec'd a house price of roughly $140,000 which quickly rose to low $200,000 (maybe in part due to covenants); even though we did budget for $40,000 this seemed to go far beyond what we expected. I just want to know, in people's experience (even those who haven't built with Plantation), once they do a fixed price is this overall cost likely to drop from all the provisional costs. my quote for the Stila BK1 started at $223k then add $7k for slab (S to H), Sunshine Coast Council $1k, $10k for facade and bag & paint (covenent), $4k for bifold door (me), $1600 for 25o roof pitch (covenant), water tank ($7200), add spa bath, other internal mods and conveniences and total price is now $264k. got quotes for aircon $16,400, flooring (timber down/ carpet up) $17,200, $10k driveway, $15k deck and if I can finish off for under $340k I'll be surprised. many of the quotes to date won't be pursued - but I need them for the bank. hopefully the DIY in me will help reduce a lot of the cost, for example the materials in the deck can be bought for $6k. simple as screwing things up and I'm told I'm very good at that ’’Quondo Omni Flunkus Mortati ’’ If the women don't find you handsome, they should at least find you handy. Hi, We put in provisions for electrical etc which can change, as it is up to us what we put in eg light fittings. This reduction then gets taken off our last bill. Putting in provisions in your original quote may drop it all depends on how good and accurate your sales guy is. As for render etc when it gets to contract stage they will give a fixed price for this. If they use less than what they thought it is HIGHLY UNLIKELY/EXTREMELY UNLIKELY they will provide any reimbursement..In fact i think this is a clause in their contract?? If you have been quoted a certain amount by the sales consultant, the price could possibly change at tender. But from what I know of Plantation homes. In their price book with all the modifications etc. they already know how much it will be to render for each house they build. They can provide you with the modification book and price book which includes all the options. ( quite big ) It will only be if you make modifications to the house that the prices in the book would change. Which consultant at Plantation are you going through? Im not sure if the Caboolture is still open but the guy there was quite good. We were going to build the retreat with them but ended up changing our mind, But all of his quotes were pretty accurate. Tony at Kawana Waters, who has been really helpful and understanding considering we are first home buyers! The Quote so far (with provisions) came to roughly $210,000 for the Marlo (in the Verve range, as it comes with free alfresco) including council fees, H slab, water tank, ducted air con, rendering and electrical allowances. I'm just unsure whether these provisions are likely to sway either side (+ve or -ve). Really wanting to push it down to $195k if possible. We have just done the contracts and are awaiting a DA and the final nod from the bank to get a start.
One word describes their service so far – Outstanding! OK so keep studying on home one, know your block!! Know how much cut fill is involved, class of the block and get a min quote for an M class. There are things you can do later to save now – Carpet and Tiles (other than wet area’s) it’s cheaper to go direct. Stick with the standards, remember that gray’s on line will have better cupboard handles, door knobs and what not you can change over after hand over. Go private with driveway, plenty o trade’s looking for a gig at the moment so go nuts haggling!! With the Electricals, get the sparkie to drop the cables required in the walls and leave them with a location on the plans to fish them out later. Over a beer with said sparkie, tee up to get him back for a cashie or private job after handover, good deals to be done there. Remember that the base price is the price for the construction of that house anywhere in the state, local costs like the covenant – tanks – slab upgrades all sting then there is the council. It’s a pain in the ^%#$ when you see a price and go that’s what I can afford, then you get the good news; that to even get the thing built your quickly up for another 20k. DIY and deal on site, you will save! We also talked to Tony when we were first looking at building. Our quote for the Marlo was $230000, so looks like you guys have done pretty well getting it down to 210!

We haven't signed the contract for the land (putting down deposit tomorrow) or the builder yet (couple of weeks to come). Not sure on the timing of the FHOG but according to the QLD Treasury Website applications can only be submitted if the foundations have started before 30 June 2009. Are we cutting it a bit too short? Re: Sunshine Coast - Plantation Homes 12Mar 03, 2009 9:54 pm hey there, work for bendigo bank and can confirm - you are ELIGIBLE for the first home owners boost as long as the building contract is signed prior to the 30/06/09, however the bank cannot APPLY TO RECIEVE the grant until the date the laying of foundations for the home is started (more info on the office of state revenue website) either way as long as that contract is signed you'll be fine! if you are waiting for titles to issue however, check out another thread floating around at the moment about FHOG timing, as construction must be started within 26 weeks of the contract signing to be eligible for the FHOG. If you are still looking I would recommend going to see Wayne @ North Lakes - we also went to Caboolture and Kawana and I would recommend Wayne hands down over the otheres. I’m curious about how you went with this. We are planning a KDRB and considering Plantation Homes as a builder.
