I was wondering if anyone has ever built or gone in tender with wisdom homes for aspiration 32 or Caprice 30 with Provincial Homes. Can someone can share with us what their site costs, council cover and basix estimate was. We are trying to decide between these 2 homes and any help that we can get will be greatly appreciated. Also, is there any room to negotiate on these costs in the tender? Lastly, both builders say that its fixed price, but is it really? Are there going to be extra charges later? Many thanks Cheers! How much did they quote you as a final tender price on the Caprice? I'm assuming its the 30sq version? .. Surely it depends on your land n all, but im not sure which stage you're at with the tender or if you've signed on for construction .. I think the one in the that link above is more relevant as it's recent and shows the site costs breakdowns. Same items as ours but our is a bit less due to being six months old.
We're currently in council. We added most of the extras from the first page, eg kitchen, bathroom, bi-fold doors etc etc. We actually reduced the floorplan a bit because we have a small block, 50cm off the front, 20cm off the side. I'm more interested to know if the costs they provided in the tender have till yet stayed the same or have they asked for variations (i'm assuming not yet caz ur construction hasn't started) .. Their Stat & Workcover section doesn't seem to be comprehensive but their consultant assures everything is covered (maybe they just dont write it!) ..
As you can see, other's have quoted more than these guys .. Just a bit hard to comprehend why are they cheaper!? Provincial allowed the most under the provisional section, more than the others and they can only increase items in that section, they can't increase any other site costs. I'd be wary of the company that allowed for 30 lineal metres - they're the ones who will probably hike up the costs. I didn't see anything on your Provincial tender for Stormwater detention/hydraulics plan etc. We don't have this on our own as we already have an onsite stormwater detention tank, do you? You're right, we'll study the provisional section in detail then, there are quite a few things in there and we cant tick them off yet caz a lot depends on what happens during the construction .. costs will surely increase .. argh!
The piering allowance is at the real used, so 30/50/80 all are provisions .. but yeah its likely that u'd need more than 30 and less than 80 when talking realistically .. We're at The Ponds estate, i dont think we need stormwater detention caz we have to connect to the stormwater line .. so prolly dont need the hydraulic plan .. i'll check with the council requirements... I think i'll give Caprice another look and see if we can make it suit what we're looking for ..
