Just a quick question.. When our block was titled we obviously had all our boundry pegs marked and in the ground. Well, our developer changed the fence along the back of our land and we cant find one of the pegs. Now have to pay $800 for a re establishment survey. We have a peg there but have been told it wasnt the boundry peg (but it in the correct spot).. I really dont want to pay another $800 for something that was caused by someone elses irresponsible actions. Any ideas?? Re: Re-establishment survey.. AGAIN!! HELP 2Mar 02, 2009 2:14 pm Hey there
we just did ours a few weeks ago, but we used the previous surveyor on the land title, so it didn't cost that much. you might like to check your original land documents, you should be balt to find the surveyor on the bottom bit, ring them and ask. i understand your pain - as we were in the similar situlation, i couldn;t understand why we need to bloody spend another few hundred bucks again. but the builder inssited it, so we had to. 1. The main issue is they get covered and burried. More often then not they are there and just cant be seen. Use a shovel and a Pick, and get your hands dirty. In most cases you will have to dig down 150mm, as they get covered during the developement process. Start off with the most obvious/easiest one, or maybe one that can be seen immediatley. Use this with your plan of sub with measuring tape etc to located the rough spot then dig to find it . Then paint it with some line paint, to make it stand out. 2. In summary builders are lazy they are not going to spend time looking it is easier for them to get you to do it and pay. Would you have to be very unluckly to have all 4 removed by someone. I had signed the building contract too... and they've just sent me a post contract variation of $850: "please be advised that a re-establishment survey is required as there are no pegs in place, due to existing fencing being on site." I'm building in a newish estate, but I'm the last to build - all the other houses are already fully built and lived in (so my poor block stands out like a sore thumb). I don't understand why pegs would be required if the fences are already up, and all the other houses are already built? Re: Re-establishment survey.. AGAIN!! HELP 7Jul 08, 2009 1:03 pm Hi Webbiegareth, that would have been a nasty little surprise! The builder won't assume that people have put their fences up in the right place. The builder's plans are based on the location of the boundary rather than the fences, and there are often easements and minimum setback dimensions to work around so there cabn be big problems even if a fence is only out by a little. From what I understand it's a fairly common (although unwelcome!) expense when building in an estate that has been around for a little while. Is there any chance you could organise the resurvey yourself more cheaply? We're home!!! I have tried measuring from this peg across the front of my block and ended up on concrete. It seems my next door neighbor has increased the width of their driveway right over my peg what to do? Should i dig up their concrete? Putting that aside should i buy new pegs and do some guess work or pay $$ for a proper survey! Personally I think a re-establishment survey commissioned by yourself is good peace-of mind. Although I thought that a newly released block of land in Victoria has to be clearly pegged at settlement. Your council should oversee that it is. If a repeg shows that someone has encroached on your land - call the council and they should chase up the culprit and order them to correct it. And lastly it's a bit of a worry having a screen name 'stressed85' when you haven't started building yet. Prepare yourself. Re-establishment survey.. AGAIN!! HELP 10Jul 09, 2009 8:48 am hey, yeah we just had to get one done, our fence was out by 600mm so we had lost 10sqm to our neighbour. but they have been good about it and we are moving the fence. sounds like someone has done a similar thing with their driveway. are you on a zero boundary? and I agree it will put your mind at rest. besides after $300000, whats $800? Our neighbor has their garage wall right on the boundary which i will see each time i peer through our ensuite window. I was told builders will never use fences to judge boundaries - might need to search for our pegs again - if all else fails $800 for peace of mind it is. Completed a re-establishment survey and neighbors have built the fence .16m over the boundary onto our land. This works out to be around 6.5 sqm - Will it affect the construction taking place over the next few months?NO, will i notice .16m?Probably not What to do? HELP 15Jul 18, 2009 11:35 am Hey there, I have been in the same situation as you, an had lost 10sqm. these days that is a lot, especially if your on 300sqm. I guess it depends on how you feel about it an if you want it back. If you have a big enough block an you feel ok, dont worry about it, just remember its not yours after 15yrs and they are making the profit off something you paying for over 30 years. That is a very nice gift! our neighbours were great about the problem an had it fixed really quickly (2 weeks), if you decide to do something hopefully they will be like ours Re: Re-establishment survey.. HELP 17Jul 31, 2009 1:20 pm We have signed the contract with the builder last week & this is what I get from them today: "We are needing to get a re-establishment survey done on your property as according to our pre-construction site check your pegs are not all in place.
