Attached are the Site Costs / Stat+Work Cover provisions by 3 builders. - Basically the 1st 2 pages are for a 32sq house (base price $210K) - Next 3 pages are for a 27sq house (base price $179K) - Last 3 pages are for a 30sq house (base price $196K) Lastly is my contour plan of the block + for knowledge, its a H classification. The max cut n fill is 0.5-0.6m which is covered in most standard site costs. I'm confused as to how all these costs are different, can anyone in light of their costs they've committed to for building a home please elaborate why is there so much discrepancy?? The most expensive costs (builder 2) says everyone else has charged me less cause they will charge me more later. Others say nopes thats their cost and it wont change But still, site costs for a 27sq house are more than a 30-32sq home? (and apparently, the final price of all these houses are about the same) How does this compare to your size home and site costs? Re: Site Costs - Difference in tenders for houses? 3Mar 02, 2009 4:15 pm From my experience you just have to compare the complete cost of your tender to build the home that you want as some builders charge more for the base price and less for site costs and others vice versa.
You do need to be wary of provisional items though as these can go up if they don't allow enough to try to lure you into the deal! One thing i see immediately is that the first tender has 50 lineal metres of concrete piers, the second has 30 and the last has 80. The second one seems to include it as fixed though, so what hapens if they need more? I am not sure whether Perth has its own way of doing things in regards to this.
