Browse Forums Building A New House 1 Mar 02, 2009 9:17 am Am in the process of acquiring a land that is a battle axe (500sqm). it is on the high side of the street with a cemented driveway 4M wide. We would be sharing the driveway with the house in the middle (the land we want to acquire is the third and last.
We talked to a builder and upon inspection they have some concern. 1. Space to store the materials and delivery and unloading it. So they said that it might be a case that they hand carry it up to the property from the roadside. 2. The driveway of the 2nd house is close to the land so deliveries might be blocking the access of the 2nd house. 3. Parking will be along the street. We didn't think about that because we thought that 4Meters is wide enough and a fire truck can fit in it. Then we talked to other builders yesterday at homeworld and one said it can be a builder's nightmare when I just mentioned about it being a battle axe and can easily bump the Site Cost... (I am hoping not exponentially). Clarendon wants us to pay 600 for them to see the place, but non refundable it they say it is not buildable. So now we are in a dilemma if the land can be built with all the requirement and not exceed the budget by a mile! we like the land but if it is too costly to build on, then we need to assess it again. Should we still pursue the land? Any suggested builder? Initially we wanted to go with big builders as we don't want to end up with a builder and later on closes shop in the middle of the project. The $600 is standard for all builders - I doubt you'd be able to get someone to do contours and soil test for free. What is it about the land that appeals to you? Is it views? If so - and those views are your dream - then I'm sure you'll find a way to make it happen. If it's location - then you may be able to find another block or old house you can KDR. we like the location, that is why we are keen about it. Not really a lot of land available... KDR might be an option. on the $600 requested by clarendon, the first builder (we paid $500) sends first a supervisor to look at the land... if based on his assessment that it is not buildable, then he returns the $500... otherwise, he sends the engr and/or surveyor. We are building in a battle axe site and went to C for the exact reasons as you have been thinking of.... it will be a slow slow build thats for sure. Do you need to build retaining walls ? is the driveway sloping down or up ? is the block level it all depends on all these points.
