We are also building a M3tricon home at Camalda (stage one on Hanmer Drive). We deposited our land last Nov 08 and settlement of it was 02 Mar 09. We loved Camalda from the start and think it is definately the best estate in the area.
Our house is the "Jasper 32Mk2" with a Californian facade. We had our Studio M Appt 15 April and signed final Contacts 05 May 09. We do supposably have rock and were classified with a P Class slab (the worst/most expensive!!) The extra cost being approx $18K (with provisional sums on the rock's allowance of $4,155). Anyway we got over this and signed the contract thinking all is good to go!!!! (little did we know...see below!!!).
Have you actually started yet? If so...how did that go?
So we gave our signed contract to our broker to give to the bank, which had already had our land loan and already pre-approved a smaller amount for house. Then one week later we were told that the bank's Valuer decided to under value our house by $50K...... We understand that we added all the extras in (eg floorboards, decking and concrete slab for outdoor room and driveway) but we did not expect these to be totally disregarded and the valuation to be at basic budget level!!!! This of course is holding up our build and M3tricon are gettting impatient, as all the council approvals and permitts have already been obtained!!. We have sorted out the extra money but are now waiting on all the paper work to go through and to receive our final approval notice.
Did you have any problems with your valuation?
The houses are really starting to shot up in Camalda, and none of them are ours!!! We really thought we might of been in the first ones built.....now it looks like we might be one of the last!!!
So we might be neighbors, I hope your start is/was a good one. Hopefully you will continue to update us on the progress, as I know I would be very interested.
