Browse Forums Building A New House 1 Mar 01, 2009 12:39 pm How long should a builder take to quote on a house – not a kit home? We have asked two builders for quotes, gave them house plans, engineers and water plans 3 months ago plus soil tests. One has got in touch a few times, the other not at all – we have to make any contact there is between us with him.
One of the problems for us is that we live in a smaller community and the second builder has a very good reputation so we thought we would like to know we are getting good work and asked him about building for us 3 years ago. I have heard via the grapevine that he is building the house for us, and he has assured my husband (when he went and called on him) that we would have the house by Christmas this year. We had been urged by our draftsman and others to get a second quote and when we kept getting no contact from our first builder we asked another builder from a neighbouring town to quote. He is good at making contact and we have yet to check his work, but we intend to as our work schedule permits. We are getting very frustrated at getting no quote and it is now over 3 months since we first had the firm plans for them. How long should we reasonably wait before we make any fuss? We have not ever built a house from scratch before but have done 3 fair size renovations and I found the builder who communicated the most did the most satisfactory job. We have contacted him a couple of times and he always tells us it will be done and that we will definitely have a house by Christmas. It's a bit of a problem in a small town to dump him but we are just about at that point. We definitely think we are being taken for granted. It's not as though the builder hasn't known well before we gave him the final plans 4 months ago what was coming and didn't say he wasn't interested.

In your case sarajane, I'm not sure what the guy as told you re: contracts. BUT, I would take his comment about being in by Christmas with a grain of salt. You need to sit down with this fella and find out what is going on and whether he is the right builder for your project, in light of the fact that his communication is quite blaze (which for the amount of money a house costs to build, that is unacceptable.)
If he cannot appease your need for communication and more certainty, you shouldn't walk away from him - you should RUN!!! Annie A thankful person is a happy person.
