Just wondering as to how much all your site costs are???? We have been looking at a Dennis Family homes house to go on our land.... it only has a 400ml fall - so nothing major! Looks quite flat to the novis eye! Yet we have been quoted what we think are obscene amount for site costs..... They are as follows..... **Part B of the white ant physical barrier (already get part A with our bonus package) $1,886 **H Class Slab $4,536 **Soil Removal, Rock and Fall of land $5,000 **Temporary Fencing $1,400 **Concrete Driveway and Path way $2,760 So all up site costs are $15, 582 Does anyone else sem to think this is a touch overkill????? I just don't want to get ripped off..... Just seems a huge amount of money! Thanks heaps in advance! (BTW, love the name Texas!) moving on, yes your site costs seem very high. Where are you building and is it DFG who gave you this quote? Obviously they believe there are rocks there, do you agree (eg. what have neighbours said in the area)... Also, I don't think driveway etc is considered a site cost. I thought i was too much too.... Well as for neighbours commenting. There are none! It's stage 10B of Mitchell's Run, Doreen! There are not even roads yet. If you know what i mean! So no neighbours.... Have no idea where they are getting this idea from. I just wan't sure if she was over killing it so that we were prepared for the worst! Or what????? It's got hubby and i now thinking about house and land packages instead.... as porter davis is doing foxed costs at the moment! We prefer to know what we are in for that having a suprise cost! I would assume so..... It was a touch hard to listen to the max.... I had a 14 month old chucking a major hissy fit while all the explaining was going on! And now all i'm left with is a quote! So i will defiantly be ringing back tomorrow! So do you not need tempoary fencing or termite treatment????? I am totally clueless when it comes to all this stuff! Any help is greatly appreciated! I would think Termite B would be up to you to decide. Have you driven around Mitchells run and noticed the amount of rocks in people's gardens? I would be budgetting to hit the rock but I dont know where Stage 10 B is. The site costs just dont sound that bad to me. My brother was quoted 50 thousand to build in Eltham Re: Site Costs???? We built in an existing area and I would advise you have temporary fencing - although that seems a bit rich. We've had things go missing from site all the time (probably the tradies) but you don't want kids going through your property at night and too many sticky beaks. Ours had a big hole in the backyard and a drop at the front so could have been dangerous. Your driveway seems cheap too! Fi has moved in!! Re: Site Costs???? Please help! 11Mar 02, 2009 7:32 am DFH is good with site costs in our experience. Watch out for NBG, they exagerate on site costs to make a profit.
- if they claim rock removal do two things, firstly, check your soil report and the bore hole log in the back section to see if the soil test had discovered any rocks. secondly, go to the site on the day of removal and witness the rocks being removed and the quantity. - driveway, temp site fencing, crushed rocks, termite barrier B, etc are all mandatory anyway so you can't escape those costs with any builder. - one way to save is to do what i am doing and put a permanent fence up prior to construction, this saves money on the temp fencing ($1500 for me). there is provision in the standard HIA contract that allows for damages done to fence from builder during construction so don't worry about that. But try to do the permanent fencing after the excavation is done cause they're pretty much the guys you have to watch out for damages to fence, after that, all the other stages can be easily done with existing fences. cheers T Re: Site Costs???? Please help! 12Mar 02, 2009 8:12 am Stage 10 of Mitchells Run is just south of my block (Laurimar) probably only 1km. And I haven't seen one rock in our stage (Probably about 20 or 30 houses in construction at the moment). But then again Mernda Villages is only about 2km to the west and they have rocks, so hard to say until you see some houses go up in close proximity.

Were have now made an offer on some land in Lauimer..... Mitchells Run rules and reg were so over the top that to get it approved via council you had to add 30-40k on top of your basic house! We're out on our block every weekend (it's sad I know, but we're very excited!), we've had a bit of a dig around and haven't sited any rocks yet. Will be interesting to see what they hit us up with when we start the actual build. What stage are you guys at?
