Browse Forums Building A New House 1 Feb 28, 2009 3:10 pm I'm almost at my wits end with this builder! Very early in the contract, we advised the builder of a change in vanity basins we required. We advised this in writing and the builder since purchased them on our behalf. Then our bathroom cabinets arrived and the cabinet was too narrow to fit the basis. The builder claimed he had sent the new details to the cabinetmaker and they replaced the cabinet. Now, as they were about to install the stone benchtops yesterday, the plumber noticed that the cutouts in the benchtops had been cut wrong.
So, this morning I checked my email to find the builder has slapped us with a variation claiming our change in basin has cost them a 21 delay. On top of that, they have sent us our fixing stage invoice despite still having no air con installed, no internal vacuum system, only a couple of internal doors, no painting, no appliances fitted, bathtub and spa are merely sitting in their frame, no showers, no wet area tiling, no painting, no concrete to alfresco or porch, no garage door, no front pillar to porch, plumbing not complete and electrical not complete! Can someone please tell me what stage all of these are supposed to be completed at? Can they issue the variation if we provided them with the new basin details months and months ago (during framing stage), well before they ordered the vanities and benchtops and after admitting they'd sent through the details to the cabinet maker and it appeared the cabinet maker had made the mistake? Also, can they make us pay fixing stage if they have issued a variation for the benchtops? cheers Extremely 'overthebuildingprocess'! I just found an email we sent to the builder back in the first week of November advising him that the bathroom plans he sent us had the wrong vanity and basin and that they needed to reflect the new undercounter basin as previously advised. Their failure to read and follow through led to the delay.
Fixing stage from what I understand includes plaster, skirtings, cornices, cupboard fixtures but not painting or appliance fixing. I could be wrong. Fi has moved in!! Re: AGHHHHHHHHHHH! The fixing stage payment is usually fairly large and the builder is probably very keen on seeing this money in his bank account. Maybe approach the matter by saying I need to settle this issue with the variation so I can pay the fixing stage invoice...." That way he won't shelve the issue if he wants his money fast.
