I thought of another hidden cost that we hated: siteworks...The siteworks cost we received was provisional, meaning it would most likely change. The problem is that the final costings were not done until right before the slab went down, which is obviously after you have your finance approved. We had to find $2000 to pay for ours, but we were able to pay it in installments. Very annoying! So be aware of your set back. Find out what is actually a standard inclusion and what is an upgrade. Whether you get a power point in garage etc.. (we didn't) Hell we didn't get a garage or door lol Site costs can be a big one depending on where you build. Ours came to $14,600 so not cheap. We were lazy and got the builder to do ours to council requirements, which costed us $2500 all up. We could have organised it ourselves but we didn't want to take the risk because we wouldn't be allowed to move in until the crossover is complete. Part of the requirements of the area we are wanting to build in is that the package has to include the garage door. I have been charged 25,000 for site costs while the soil class is S according to the developer. The Engineer detail is C3 but consumes half of the siteworks costs ($12,000!). Iam surprised and dissapointed at the same time. Initially the builder, one of the BGC's, charged $18,000 at PPA stage but then they turned around and bumped it up by $7000 to 25,000 . Can someone help, do you think this Engineer's detail is justified? Does anyone know how you can complain? i.e. the person who had their site costs at $30,000 and had to be reduced to $20,000.
