This is a plan that we are interested in and have modified - we are interested in opinions, suggestions and profound wisdom . We are adding double doors to lounge room, the ensuite will have a glass screen not a wall and the pantry shelves will be less deep... I think the sink overlooking the entry to study is a bit strange, I think a wall would be better there. The family and Meals room is so spacious but the lounge seems to be on the small side, seems a bit unbalanced to me. The WIR might also be a bit on the small side, you could probably pinch a bit more from the pantry to make it bigger. Not sure if hte toilet is far enough from the wall? It needs to be 45cm from wall I think. I think the house feels a little unbalances, many smallish rooms but one oversized family and Meals, might be some wasted space there? The missing factor always is other people's living habits which is really why they do things like they do. So take this with a grain of salt. I don't like the low bench near the garage access. It seems like wasted space somehow and I'm sure there would be a more space useful rejig. I can't see it though. The entry and lounge both looked a little cramped and closed in. Is it worth considering not building a wall between the lounge and the hallway and having a very modern entry. Would open the space up. Wow I love the size of your pantry!! That's a woman's touch . Both bathroom areas look a little awkward and cramped. I adore you big open living area. Fi has moved in!! Re: Another "comment on this plan" thread 6Feb 26, 2009 10:42 pm Could I suggest switching the study and the laundry, it's a much better location for it and it also leaves you with the opportunity to then rotate bed 4 90 degrees so it is vertical. This will leave the top of the house with the study sitting 10cm short of bed 4, so you can just increase that height.
Have the entrance to these two rooms maybe at 45 degrees, something will need to be done to compensate for the 80cm width that will disappear. The main point being you'll get to have every bedroom entrance inside that little corridor, not straight off the living area. Only downside is that you'll lose at least 2.3m along the back of the house. Oh and I'm not really a fan of the positioning of the sink outside of the WC, not sure what can be done there as there isn't enough room to put it inside the WC. It's late so I hope I have explained myself properly. Wish I had the time to draw it up on photoshop or something! Summary - swap laundry/study. rotate back rooms as necessary. keep all bedroom entrances to within the little corridor, not living area. I appreciate the comments - and yes it is hard to convey reasons things are done because every person and family want different things from their homes.
Reason we did not consider laundry idea so far is wanted to maximise north facing family room area and the step in depth at the back is to accomodate a tree We were also happy for study to be off main room - but this door was not across from sink before has migrated - will get it fixed. The entry is a bit crowded because we added the doors in the hallway and put cupboards right across the lounge room wall - it could work without a lounge room wall or maybe a dwarf wall? Lounge is small but really there to have a 'neat room' we have always lived in our family room its where everything happens so we wanted that to be a big space. Love love love the Pantry.....now only if you had a linen or storage area that big!! The family/meals area is massive, it looks like a bit of wasted space and makes the floorplan look out of proportion. All l'm seeing is wow, another room could go in there easy....but only you know how you live, so each to their own. I'm not keen on the sinks in passageways either....do you really need one there? the bathroom sink is only 4 steps away. I'd use that sink space to make the Bed 4 robe bigger. I'm not keen on the garage entry where it is....l'm just thinking about the car fumes coming directly into your kitchen. I would perhaps wall off where the kitchen bench is keeping the passage to the study (this will make the study more quiet and private). Then move the whole kitchen forward, then have a say 2 metre? wide room from the garage and in between the kitchen and lounge. Have one side of the room filled with shelves and/or cupboards. Like a mud room, l think they call it? I'd try to reconfigure it so the laundry does not open directly off the family area too. I agree with other comments that this room is quite small, especially in a larger home - it is the size of a bedroom really, could be good for a study or home office. Kitchen; I would definetly have a full size wall where the sink is, haveing it open on that side serves no purpose, if you want open space from the sink, move it onto the island bench. gain overhead cupboard space on wall where sink was too. What about moving your kitchen to the pantry area and then puting the pantry and a "mud room/drop zone" in to where the kitchen area was. This way you may also be able to get a window in your kitchen area. Just an idea I Re: Another "comment on this plan" thread 14Feb 27, 2009 4:33 pm This is a bit of a change around but I would move the kitchen forward a bit and put the pantry in behind (against the lounge) it but with an entrance in from the kitchen. This would made a small the corridor that would allow the garage entry seem more normal. It would also make the kitchen a lot lighter as without a skylight it would be quite dark where it is.
It would also start to breakup the huge space of the meals / family and give it dimensions because I don't see it to be workable. I would then add in a HT/study room where the pantry originally was (I'm not a fan of HT rooms but it is usuable space at least). Doing this will define the meals area but adding sections to it that can be used as a living and meals area but yet still be open plan. Bedrooms are a good size, lounge is small as is the WIR. Yup, and then you could do away with cupboards in the lounge, which would increase the space in there (l'd still try and make it bigger though) and you'd be able to access the home from the garage in the entry passage via the mud room. thanks for all the comments and time taken to make them - have done a quick shift around - longer lounge taking it out the front but I need my pantry and we want our big room to be big - cupboards now near study... I like these changes,Bluesteel: just slightly extending the lounge room forwards makes it a more usable area,kitchen is better design now and garage entry thru extra store room is great, swapping study and pantry seems to have worked well, keeps study away from bedrooms too and more as part of liveing area and will those be built in bookshelves or linen presses on back wall of study, good idea. I'd still wall off the access to the kitchen, and use that space to have an extra deep shelves (to fit larger items) and perhaps a coat rack.. Good move swapping the study and the pantry and adding the cupboards to the study is very good too (will help with noise reduction)...I still can't believe how huge your pantry is.....as awesome as it is, l'd pinch a bit of room and make Bed 2 a tad bigger, say 3.5 x 4 ?
