Browse Forums Building A New House 1 Feb 26, 2009 8:41 am Hi there,
We are looking adding an alfresco option of size 5.7mx3.3m to our plan. The builder says we cant get roof only ... need to have a H class slab as it is attached to the house. Is that necessary to have the slab ? Also approximately how much extra should we paying for the alfresco ? Land Settled 27/04/09. Site Started 30/4/09. Slab poured 21/5/09. Frame up 27/5/09. Building thread : viewtopic.php?f=31&t=15699 Re: Cost of adding alfresco to floorplan ? 2Feb 26, 2009 8:43 am Hi there,
not sure about how much you would be up for but we built our alfresco under the roofline without concrete. We had stones for approx six months and saved up and then got the area concreted. Tam Re: Cost of adding alfresco to floorplan ? 4Feb 26, 2009 8:52 am The alfresco quoted i received from my builder was also roof only (although i dropped the alfreso option later), so you should be able to have an alfresco with roof only. Properly the builder want more cash from you so it has to come with the slab Blog - http://clageonewhouse.blogspot.com/ Building Thread - viewtopic.php?f=31&t=10886&hilit=milan I am in, with my husband and my beautiful bunny Re: Cost of adding alfresco to floorplan ? 5Feb 26, 2009 9:03 am In most cases it is best to have the concrete slab in the alfresco, This makes the slab stronger as it ties both sides of the slab together.
Even if you plan on putting decking in at a later stage you can mount this directly on the slab and dont have to worry about putting in bearers and floor joists. Timber is very expensive these days. Re: Cost of adding alfresco to floorplan ? 6Feb 26, 2009 9:11 am Tam : Could you please davise about the size of your alfresco and the cost incurred?
Joles : I want to look at doing the floor later on and dont want to be paying for an H class slab where concrete could do the trick. Claego : How much were you quoted for roof only ? I think we are looking at the same plan. Also is your house on H class ... if yes then surely the builder wants more cash. Thanks Borg. Any ideas regarding cost ? Land Settled 27/04/09. Our builder does the Alfresco with the slab, and I much prefrred it that way. The Sales Consultant explained that it was better for overall support to have the slab, instead of the roof supports just on piers in the ground. It made sense at the time, although it may just be an elaborate sales pitch! Ours is approx 7m X 4m, and cost $10K. It is rather large, but being under the roofline it will act as an eave and shade the large sliding doors from the hot west sun in Summer. There is a smaller option available with our house plan, but we decided to have the bigger one. I can't remember the exact price , but it was probably around $7K Henley - Wilshire Mk 3 ... If we work out how much extra material it would take then I would say no more than $500 plus labour. But then if they charge it at the same rate per square meter as a hosue slab then it woudl be atleast $1500-2000 dollars.
cost is only for slab flooring Re: Cost of adding alfresco to floorplan ? 9Feb 26, 2009 9:35 am The quote i received is 7k for 4m*4m including 2 brick piers Blog - http://clageonewhouse.blogspot.com/ Building Thread - viewtopic.php?f=31&t=10886&hilit=milan I am in, with my husband and my beautiful bunny Re: Cost of adding alfresco to floorplan ? 11Feb 26, 2009 10:13 am Our alfresco didnt come with concrete base, it was 4.59x3. We wanted to extend it by 3m so the overall alfresco area could be 4.59x5. With the extension, our builder told us that we need the concrete slab base because the two piers which we will get wont be secure without it. Hrmz, i highly doubt that because I know that some houses have large alfresco withouth concrete base. Anyways, they are charging us $6 Idiots are fun, that's why there is one in every village! - Dr. House - Re: Cost of adding alfresco to floorplan ? 12Feb 26, 2009 11:10 am ours is 5 x 3.5 so roughly the same as what your looking at and it is going to cost us $4600
and we asked if the would concrete it while doing the slab and they said no so its obviously not essential Re: Cost of adding alfresco to floorplan ? 13Feb 26, 2009 12:43 pm Our's is pretty exy at $9.3k. Size is about 5.5m x 4.5m of which part was already under the main roof line.
We are putting a integral slab for the alfresco with the main floor slab and this is an additional $2.9 with the front porch also. I would always prefer to have the slab poured with the main. Could save money doing it later ourselves but I would prefer it as one. They are quoting us 6K for 5.7 X 3.3. It isnt that bad is it ? I guess it varies from design to design and ofcourse the builder's margin?? Land Settled 27/04/09. Site Started 30/4/09. It is actually only 4.2x2.6 but the eaves make it bigger and we are having paving to the extremity of the eaves to get the bigger area.
