Browse Forums Building A New House 1 Feb 26, 2009 7:46 am Hi Everyone,
After some setbacks we may be on the look out for a new builder (will explain more once I am sure!). In the meantime we are looking for a floor plan which has the living area to the front of the house as we have great views from there. We are building north of Melbourne. If we could afford custom - we would but we are hoping a project builder will have something that meets our needs... Thanks! reply 2Feb 26, 2009 4:22 pm Hi,
I haven't seen a lot of houses with living areas at front - these days its master bedrooms or minor bedrooms.. But I'm pretty sure Henl3y has some plans you might like.. What about the Jensen Carlisle Homes? http://www.carlislehomes.com.au/jensen36.html But not really a living area at front.. but it looks good! The Jasper in 29 or 32sq options, The Lumeah 28 or 33 and the Santorini 29. Don't know anything about them, was just bored and went searching! Re: Living to the front - approx 30sq? 4Feb 26, 2009 4:56 pm Most builders have at least one design that would incorporate a living area at the front of the house. I've seen heaps of designs with garage, living room, entry and master bedroom at the front of the home. ICK So glad the building is over, never again. Loooove our house, but still not quite sure it was worth all of the stress they put us through! Re: Living to the front - approx 30sq? 5Feb 26, 2009 5:02 pm Thanks Everyone!
I am now thinking - to complicate thjings even more - that I would like the possibility of seeing out the front from the kitchen????!!! A tricky one! Thank you! Re: Living to the front - approx 30sq? 6Feb 26, 2009 5:06 pm The only house design I have ever seen with the kitchen at the front of the home was a homestead one by GJ Gardner. But it would only suit a block at least 25-30m wide plus you would need to have very deep pockets
For a kitchen at front home I think you would need to go custom build. Some things are worth waiting for. Re: Living to the front - approx 30sq? 7Feb 26, 2009 5:14 pm I reckon you'd need a flexible builder for a kitchen at the front. Never seen one. How about this one? http://www.paulding.com.au/hd_kimberly.htm
We were talking to these guys at one point for our old block. They're open to changing floorplans and the living area's already at the front. Re: Living to the front - approx 30sq? 8Feb 26, 2009 5:18 pm Liz, what about this Nava one? Would be perfect for your block.

To be honest I don't recall seeing any plans with the kitchen at the front - not to say they don't exist. ICK So glad the building is over, never again. Re: Living to the front - approx 30sq? 11Feb 26, 2009 5:27 pm kyton Joles - I swear that you are an encyclopedia of house designs!! That one looks fantastic. Yeah when you've been looking and looking and not building for over two years, you get to know a lot of stuff. I leave you to fend for yourself, figure things out yourself. Oh yes, ours does this - bit smaller than the size you are after though And I am presuming you want more than just one lounge room window at the front. I would be wary.
