We simply stopped at their tender process because it was poorly handled by MG (maybe the "M girl" you mentioned) At the end we decided not to continue with them because their customer service is basically not professional. Human factors are important as you've got to pick the right people for doing good business. Swap the position of the pantry and fridge space and make the pantry wider so it has 3 doors instead of 2. Someone else on the forum (can't remember who) suggested it but we were too far down the track and Carlisle wouldn't let us make the change even with paying a variation fee. Dale. Hi Dale, I was the one that increased the size of the pantry, our kitchen has now gone in, and it looks fantastic, Im really glad we went with the bigger pantry, only thing left in the kitchen is the caeser stone benches and the glass splash back, am expecting the walk through date any day now. Only Issue is our Island bench is that wide they worked out they couldn't get a single piece of caeser stone to cover, so it has to be 2 pieces. Regarding the long distance walk to toilet, one option is to add an extra in the laundry. I have also seen other design which adds a shower in the laundry as well to make it sort of multi-purpose. As quite frequently after some landscape work, it might be "cleaner" to straight into the laundry for shower, than to travel all the way through your beautiful carpet/timber flooring to get clean up... My other suggestion is to extend the alfresco and make it bigger. We have found that our alfresco/sun room is the most popular place during day time as there's plenty of sun light and close to garden. Kids love running around, and adults can sit back, relax and enjoy some reading. As for the carpet extra you got, try to ask around different builders and see what the others are offering. Show it to your builder and see if they can do better. Have you consider air conditioning, extra ceiling height, more power points, light points, water tank, ....etc. Lots of options to be explored. Have a look around the forum and you will pick up many ideas. Personally, I am always against fall-in-love on first sight. Calm down, do some careful calculation, compare all the offers from different builders line by line. You will be surprised how much extra the sales are willing to offer/negotiate when you tell them you have a better offer from another builder. The more home work you do, the more you could save! We went from sign up to site start in about 10 weeks.
I think you do have to love the design, it has to work for you. We saw the Monaco 36 back in March or April last year when we were focused on building with NBG. We loved it (but was too big for our building envelope and they didn't have the 32 then), and at that time we were desperate for a butler's pantry - Anyhow, with NBG and then M, we kept changing the designs to try and get that big space feel of the Monaco at the back. Basically it is hard to achieve that with many of the other designs as you tend to have bedrooms running along one full side of the house. With this design, the living at the back uses the full width of the house, and that is what works so well. We too are big on service and that is one of the things that frustrated us at M. They seem so big that their processes did not seem client focussed, despite the best efforts of the sales person you work with. We had some service issues with Carlisle, but they were quickly sorted and they worked with us to achieve the December start we had been promised. Mal - great to hear your build has moved along so well. Not happy about the ceasarstone two pieces though... oh well, shall have to live with it too. can you post some photos somewhere please? Hi doghouse, the problem was that the island bench in their display homes aren't standard, and we just went with the standard island with caeser stone, we liked the standard as it was all one level, as the one of display had the box at the end which the oven went into the end of (if that makes any sense), and it was a different height to the rest of the bench. Turns out the standard island bench is bigger then the optional and as such is about 1560mm wide, where as the widest piece of caeser stone is 1440mm wide, therefore 2 pieces required. The price is competitive with the other places we were looking at although I wouldn't really mind spending a few extra thousand on a house we particularly love. Jo pretty much had it right with the big open living area comment. You can't find any living areas this size anywhere else.
As with the alfresco, we will probably deck it and extend it out a fair bit as well. Just put a laserlite roof on it or something like that. Carlisle won't extend the alfresco and even if they did the price wouldn't be worth it. Dad can do it cheaper Would love to see some pics Mal! We are getting the island bench as displayed but instead of having the oven at the end we are putting the built in square sinks there. We got what I think is th standard island bench, but with nothing on it, moving the oven (freestanding) to next to the pantry. Our special offer was 40mm caeserstone to the kitchen. Sarahq - I am sure you could increase the pantry size without swapping with the fridge. I think Mal did that to ensure the fridge wasn't too far away from all the cooking area. We are definitely planning to have a large deck and some of the area that extends beyond the alfresco will be covered in some way. Just in the midst of going through that now and talking to people. That is exactly why we swapped the fridge, so it was closer to the cooking area, but you will be able to leave the fridge in the original space and increase the pantry, as that is how they had originally drawn our plans. Our house is the 36. I did love the extra open living area, but really wanted a home theater room, so have converted the rumpus room into the home theater, also converted the lounge room into a study and wine room. First of all we are thinking about moving the internal lounge wall back about 1m into the living area so that it is in line with the back of the shower. This would increase the width of the HT room and allow us to put the TV/projector along one of the longer side walls. We could therefore get a wider set of seats and the door would enter from the side (instead of behind the lounges). Hopefully this wouldn't cost (?) as it is simply moving an internal non load bearing wall. Secondly we are thinking of extending the garage about 2.5m instead of 1m. This would extend the garage to the boundary (the block is wide enough). This would mean we could put in a rear access roller door and have some extra storage space... Could hopefully talk my other half out of a shed and instead store stuff in the garage. We think this will probably be about $6-7k? We are currently looking at $2.8k to extend 1m. Not sure about Alamanda's guidelines in regards to the larger garages either. Lastly, I love Mal's idea of extending the pantry to make it 3 doors, and then probably swapping the pantry and the fridge (See Mal's thread!). Not sure how much extra this would cost, seeing as we were already paying around $2k for the laminate pantry and fridge setup. A few questions, do you mean to extend lounge room wall with the window out to be in line with roofline? Jo and Dale have it like this. As for the garage, how many garage doors will the garage have? That is, usually double door, or do you want to do do double plus single? I'm pretty sure there was somewhere that said how much the upgrade to 3 doors was. Hang on I'll have a look. Great ideas! We are also thinking about extending the internal wall towards the back of the house about 1m. So the lounge will be extended in both directions basically.
For the garage, we would have a double garage door at the front to one side. And a 'workshop' or whatever you like to call it... to the other side. Went to Alamanda today to see if there is a road to our land yet. There isn't we visited the land sales office which has moved to the Club Alamanda. Apparently we are looking at getting titled in July which is quite exciting also got a tour of the Club. It's very impressive!! Free function room, tennis courts, swimming pool and gym. The gym was way better than I expected! Quite a bit of equipment and state of the art treadmills with massive touch screens that play tv and everything! So exciting We have heard from our CLE and booked colour browse in a couple of weeks. Have basically decided which bricks we want - Mocha from Boral. Probably with a black roof. We are kind of stuck on bathroom colour schemes though! Trying to figure out the kitchen design. We are going to put in an extra pantry like Mal, but the single one on the outside of the fridge. Also going to move the cooker next to the pantry like Dale and Jo. We want to have a very good idea before colour selections! It will make it a lot easier. We will go with one of the free facades. Probably stirling, but I like the horizontal windows on the nirvana.
