After just reading through another post by Sarahq she is building with Carlisle the monaco 32 - bedrooms at front and living at rear. I know it's bigger than what you want may you may be able to make some changes or discuss with the builder on downsizing this plan..... just a thought. The Monaco32 with Carlisle has bedrooms at the front large open living at the back and a corner alfresco (to take advantage of side and back). I was thinking exactly the same with the PD plans, really wanted to open up all of the yard. I'm not sure that Carllisle will downsize it, but all you can do is ask! (not sure where you live.. but Nathan from Lyndhurst displays has been great for us) Another option is what SaltNPepper suggested. This thread has myself worried now looking to build a 29sq house with PD coming to about $230k in Truganina... Fully carpeted, tiled etc - house and land being $385k all up needing to borrow approx $340k. Similar sized established houses are going for that price in our area (+Stamp Duty!)... heck land is selling for about $10k more than we are paying... Similar sized established houses are going for that price in our area... heck land is selling for about $10k more than we are paying... oh I know you are right, I did a thorough property search of all sales in our area over past 12 months (we are in Tarneit) neither Tarneit or Truganina have a great forecast by valuers - they have to cover their bottoms tho... but seriously we had to lend 95%, so that may have affected the way the valuer did the val, your lend is with a considerable deposit, so you may find you don't have the problems we did (with Suncorp). Our PD house is 22.3sqm and is 188,538 complete:

But I'm terribly scared that the bank valuer will come in WAY under what we're paying. I'm not sure exactly how often this happens, but it certainly worries me more since we're buying into Tarneit as well! I would definitely try DFH, since they have ones up to I think 27sqs in their new, less pricey range. A lot of the PD Smart Living range has no alfresco at all, for the record... Have you asked Nava to shrink it a bit smaller so it'll fit the budget?!? I still think $210k for a 30SQ home with everything included is very reasonable. Otherwise you can stick with the original size with the floor plan, just squeeze the bedrooms in smaller size. Then that's within $190k, isn't it? I'm sure there are plenty of 25 square homes that suit your needs, but there's no guarantee that a smaller house still won't be valued at less than the cost to build.
A lot of forum members have had problems with valuations over recent months, and most have managed to get what they want in the end through a different bank. If you're going through a broker, surely he/she should be doing the leg work for you in finding the right finance provider for your needs. It seems odd that the house would be the sticking point with the valuation. I can understand the land dropping in value since you signed your contract. I hope you find a solution, whichever way you go. I know exactly where you're coming from but PD will alter the layout on some plans eg. Our Francis 29 will have the alfresco where the rumpus room is shown on the plans right at the back corner of the house. The elevation you see is what you get.
