New member here. We have just signed a contract for land in tarneit and paid a deposit with Simonds. We like the floor plan for Milan 2200. Has anyone built with Simonds? If yes, how was your experience with them ? Yeah i am building Milan 2200 too.. My experience with Simonds so far so good, it is not bad but not excellent either.. the house seems moving quite well and near at completion, but not to hide a lot of outstanding issues still outstanding.. and I am having a site meeting with SS tomorrow to go through everything Be warn that their admin process is quite slow, it took me 3 whole months from signed up (paid deposit) to tender, and color/electrical appointment afterward, they said that they need to draw up the plan before any selection can be done, so it takes time, not sure if this is true.. and from tender to contract is another 2 ½ months… So it took me 6 whole months before the construction can start, i personally don’t have big issue with it because i have to wait for land titled, but not sure about your situation I found that their sales are very good, i finalise all my inclusions with my sales rep and tried not to change it, so the process to me seems very smooth. Welcome to the forum and all the best with your build. I am currently building with Simonds and almost at handover stage. I am building the Villa Grand 48. So far, so good. Haven't had many dramas. Had a bit of a slow start to the build due to a shortage of brickies. From deposit to contract- 3months, from contract to site start further 2months, but one of those months we were waiting for our land to settle! CSO, well like Claego summed her up nicely, couldn't have said it better myself!, (we are both western side). Our SS although didn't call us as much as they promised, BUT he was good at returning calls throughout and really forthcoming about things that were happening! to be honest we didn't need him calling every fortnight cause we went down and would see what was happening ourselves! The only major issue we had was moving in just before christmas, getting tradies to install appliance, but $imonds were great trying their best to push it along! VERY frustrating but we got there in the end! Quality of the house, well we are up to our three month inspection end of next week- tell you if they contact me once that happens, a few little concerns, which im sure is common, nothing major!! Oh, get to know the my$imond function on their site, its a very handy tool log in is your key number(client number), which your get when they send you correspendences 1st time you log in, password is your house name But like most can relate regardless of builder, throughout it can be frustrating at time, but now we are in, and after reading some experiences others have, i look back and think we were lucky, it run quite well considering! l would recommend them, but im sure your read others who won't each builder will have their pros and cons! Thanks Claego, Fuzzy & Woodsey for all the information you shared. I have looked at all major builders and simonds plan and cost suits us best. Our sales rep is quiet good so far. Fingers crossed. I will look at your individual building thread and / or blogs. I assume that your shower is an upgade. It wasnt the standard shower we saw in the gallery ??? Land Settled 27/04/09. Site Started 30/4/09. Slab poured 21/5/09. Frame up 27/5/09.
