Browse Forums Building A New House 1 Feb 24, 2009 3:44 pm We have brought land at The Ponds, it isn't registered yet. We have been told Feb/March 09.. now the end of Feb and haven't heard anything. The Ponds Review Committee has approved our place and it has been submitted to council. Will the Council look at it before land is registered or just sit on it till registration is complete? I have heard mixed opinions. ~~~~~~~~~~~~~~~~~ Building the Aspiration 35MKII with Wisdom ~~~~~~~~~~~~~~~~~ http://pondsaspiration.blogspot.com/ Re: Council approval before land registration 2Feb 25, 2009 7:10 am I suggest you take a look at stonecutter1309's thread

I'd direct questions to her seeing as though she's doing the same thing you need to do and in the same council district Stevep79 & Principessa Finished building Wisdom Homes Impression 33mkII in The Ponds, Sydney http://lilypadintheponds.blogspot.com Re: Council approval before land registration 3Feb 25, 2009 11:29 am Yep - I have my Council approval and titles have not been registered.
What the Council will do is add conditions to your approval - so before you can get the Construction Certificate by the Council or private certifer - you will have to have titles registered. Blacktown is one of the few Councils that works this way - mainly because they have to approve so many new homes in greenfields developments and want those homes to go up quickly. I would be interested to know as if we can get council approval before land settlement, this would cut out waiting time! Your builder should also have a contact at the council who they send all the DAs to, so maybe ask them who it is and enquire yourself or ask the builder to do it for you. I thought Stonecutter had hers approved before registration.
It has been sent off to council on the 17/02 but isn't appearing still and don't have any application number so will have to make some enquiries. Just wasn't sure if they would take it and sit on it till land registration seeing as it isn't appear on there website for DA. ~~~~~~~~~~~~~~~~~ Building the Aspiration 35MKII with Wisdom ~~~~~~~~~~~~~~~~~ http://pondsaspiration.blogspot.com/ Re: Council approval before land registration 7Feb 26, 2009 8:39 am Anita should have something with your DA number on it - I found ours via the website After 4 years - we're in! Re: Council approval before land registration 8Feb 26, 2009 7:44 pm Yeah we asked her, she said it had been submitted.. We kept checking the website but couldnt find it. Finally got the DA number today but when I looked on website it had a different address to ours. I rung council and they said seeing as your street isn't registered the computer has just picked up the closest st thats known and put it under that.. bit odd, but it was under our nose all along just doesnt read anything like ours!
Just waiting the 14 days for the neighbour notification then she said it will be processed... Found out our land has been submitted to Land Titles office too, so hopefully that wont take too long. thanks for your help stonecutter! looks like ours will be going up around the same time ~~~~~~~~~~~~~~~~~ Building the Aspiration 35MKII with Wisdom ~~~~~~~~~~~~~~~~~ http://pondsaspiration.blogspot.com/ Re: Council approval before land registration 9Feb 27, 2009 8:46 am That's good to hear.

Re: Council approval before land registration 10Mar 06, 2009 4:15 pm Hi guys in the Ponds that hope to have your land titled soon are you talking about Iris? I'm looking at land there. (Bather St) Hoping it doesn't take to long to title. I know there is different releases but everything around the block I'm lookin at is sold so I guess it's been released already. I'm also wondering why no-ones taken the block! Re: Council approval before land registration 11Mar 10, 2009 8:18 am An update last week we got DA approval. Land has been at Land Titles for coming on four weeks now so hoping maybe this week we should hear about registration. One we get the call for it being registered we can then apply for Construction Certificate and start after the 2 weeks settlement! yay.. just praying the registration happens soon, especially because it has been there for so long! ~~~~~~~~~~~~~~~~~ Building the Aspiration 35MKII with Wisdom ~~~~~~~~~~~~~~~~~ http://pondsaspiration.blogspot.com/ Re: Council approval before land registration 12Mar 10, 2009 9:11 am Douglas Hi guys in the Ponds that hope to have your land titled soon are you talking about Iris? I know there is different releases but everything around the block I'm lookin at is sold so I guess it's been released already. I'm also wondering why no-ones taken the block! There can be a number of reasons why the block isn't taken. One of them is that people put down their $300 holding deposit, sit on it for as long as they can and then don't go through with it. By the time the block is back on the sales lists, not many people are actually asking about previous releases. At least now they've started to put the unsold blocks at the bottom of new release announcement emails. I thought I'd finally add my 2 cents worth. I am building a Memphis 28 @ The Ponds. MKTodd: We bought a block on Trawl St in the 2nd Iris release (Fisherman St release) and we got notified by our solicitor that our block was registered last Friday the 6th of March. I am guessing that you should have been notified as well considering that your release was previous to mine and the lots would be part of the same deposited plan? Still haven't decided if we should start a blog. Too busy trying to organise everything else. We have been really happy with the way EB have progressed things so far. Our CSR has been very good at responding to our emails. EB submitted our plans to the ponds review panel last Wednesday and are looking to submit our plans to council as a complying developement once we get the green light from the ponds.
