Browse Forums Building A New House 1 Feb 22, 2009 3:20 pm We are inner city Brisbane, building on a 708m2 block with 15m frontage. Nil slope. We have to contend with the character code (recessed garage, balcony at front, pitch roof, timber look etc.).
We were hoping to use a project style builder. We like the Kingfisher by Ausbuild, Laguna 38 by Metricon, or the Stanford 336 by Indigo. We want bedrooms up, living down. We also looked at Paradise Homes, but think it will be too exp. Any feedback appreciated! Re: Builder - Character Res Brisbane 3Feb 23, 2009 8:03 pm Ah the BCC Residential Character Code.
I fought that monster last year and won (sort of). Main suggestion I can give is to take photos of modern houses in your area that display similar character to what you want. Some of the restrictions are not so bad, others are plain rediculous, and the rest are purely subjective and subject to change depending on who assesses your application. At least you don't have small lot code to contend with aswell! Be prepared that the council will likely knock you back on some aspect of the build, it's just how hey play the game. However if you present pictures as part of your well worded argument you may have a win like we did. We're building out bayside with them and compared to the other builders we've dealt with they've been very fast thorough and incredibly helpful.
