Browse Forums Building A New House 1 Apr 08, 2009 10:06 am HI Our plans are now thru DA and we are tendering for builders We are getting a tender from Gremmo and wonder if anyone has built with them and their experiences .Their display home was designed by our architect at Bell Vista and the build quality seemed quite good when we went out to look at it There have been a few posts in the past which didnt seem too bad . The builder we had been dealing with went into administration last week Also does anyone know the best way of checking the stability or liquidity of these companies??? They seem to have fairly high quality inclusions - smeg appliances / granite benchtops. But also get the impression that their prices are also high quality Some things are worth waiting for. Compared to some of the others we have got prices off they may be cheap Their display home designed by our architect by chance is 688sqm and cost $1.3 mill with a lot of stuff we dont need ie cbus etc etc works out about $1900/sqm I think if that means anything. Our house is 500sqm and the quotes so far range from $1m to $2.5m!!! which is totally ridiculous. The variation is a joke particularly when they are all been given the same brief and finish levels. I suspect some builders come across people with more money than sense and put a ridiculous sum up to see if anyones stupid enough to bite . We then went out and spoke to various builders about obtaining quotes. Our biggest problems was how to benchmark all of them. Prices ranged from low to high but each had differences in build and quality of fittings. All these can alter the final price incredibly. So Gremmo is high price but Masterton is not and the differences are all buried inside the building from the stud spacings, joist sizes through to the quality of fittings on the other side of the gyprock. My approach was to prepare a document that I called my minimum inclusions list. Attached to that was my DA, Basix, Architectural plans, stormwater drawings, landscape plan and specs of fittings. I then gave that to each of my selected builders and worked with each to get acceptable quotes. I am now proceeding with MERIT Homes (Darren Tuma), highly recommend these guys to give a strong quote and from all my reference checks, good service. I propose to keep people up to date with progress, we are just starting. I also worked very hard with Alkira (Michael King), I can highly recommend them as a point of contact for quotation. Both of these guys are at Bella vista homeworld. Go and see their houses. If you want more info let me know. They are very pedantic and thorough about the finished product. Our experience to date has been good. The owners are brothers, A is the builder, once you sign you deal with him. He is really Anal about making sure that the house will be secure and won't have problems. They have good subbies, they use the same subbies if they are building a 2 million dollar job or mine, a lot less than that. Progress to date: 1 The block has a lot of wet, its on Sandstone, so piering changed from standard piering to Grout injected, it costed more but was the right choice for the conditions. 2 A lot of hard clay was imported to provide an extremely hard base for the slab 3 Major channel up stream to divert any water away from the new house. These are all the variable site costs and they have worked hard to keep the cost down for me. A said that he works as though he was spending his own money. I feel that this is the case. My impression is that they are straight shooters, They have shown me the quotes that they get so i get a clear idea of actual cost to them. I have found that they put little or no markup on the site costs, the house is where they make their money not on the site costs. I feel it is important to build a relationship and they are good from that point of view. Slab will be down by Friday, that is the plan. There has been a lot of rain and this has thrown the schedule behind by about 2 weeks, but it seems to be Sydney throughout. So after the slab, the real fun begins but i feel good from what I have already seen. I am wanting to start a thread and put up photos if I can crack the tech. I will try and do something after the slab goes down. I must be one of the 1% I was careful not hand over any money. I wanted a quote for my design. The price was way over the top. I bit like your situation. I was told everything would be OK and then at the end the price shoots up. I would be surprised if your Council does not allow a 50% floor space ratio. I have never heard of any Council allowing less than 50%. And remebmbr 50% is only the internal areas (not balconies etc), which builders would inlcude in their figures. To offer you a much smaller house and say we did it to your budget is disgusting. I would think that the Dept of Fair Trading would award you all costs from what I've heard. I found lots of the threads you posted in this forum are extremely helpful and wondering if you could share some of your experience regarding their build quality and accuracy of their quoation. Were you happy with their quality and if the finishes match up with the quality shown in their display home "The Elly" in Kellyville? What was the difference between their first quoation and the final quotation? How long did it take them to build and did they finish the building within the time frame stated on the contract?
