My hubby and i are seriously considering buying land and building our home in the Grafton/Coffs Harbour area. At the moment we have to wait for our current house to sell first so we still have a way to go but i am just trying to put a rough budget together so i can be sure that we can even afford to build. I've been googling like crazy but i can't seem to find any info to give me an idea of how much it would roughly cost to have 1. Full plumbing of a new house 2. Full wiring of a new house 3. water/sewage and power/phone connected to a new site Can any one help or point me in the right direction? Full wiring of a new house 3. water/sewage and power/phone connected to a new site Lesty, these should be included in the price of your house and/or by your council - although I'm not sure what you mean by "full wiring" - of course you can (and probably will) upgrade your electrical plan ie get more power points etc but there was no additional cost for us to get any of the above connected. I must add this was in SA and with a house/land package, also it was urban regeneration land - ie there had previousy been houses on the estate which had been demolished, it wasn't 'virgin land'. We're thinking of buying a rural block of around 5 acres would this make a difference? By full wiring i mean all the wiring and powerpoints etc..i'm probably completely wrong but i'm under the impression that once the home is built to lock up, then i need an electrician to wire it? Same goes for plumbing? Or does the builder do all that as well? Most builder's prices include connections up to a maximum setback - ours was prepared to go to 12m for underground power and 20m for gas. If you build on acreage, you're up for the additional costs of running power, water etc from the connection point near the road to the site.
I can't tell you the cost, but you could contact your electricity and water authorities and ask them. I'm sure Telstra has the same deal with phone lines. They'd be able to tell you. Wiring, powerpoints and lights are included in the cost of any house - you can't get a certificate of occupancy without that being done.
