It seems it can vary so much & obviosly the earlier you can obtain this information the better. Site costs will vary depending on each house because the footprint will be different and cut and fill (if required) will be different. I leave you to fend for yourself, figure things out yourself. This covers the soil test and survey in order to prepare your quote. Most builders won't use your survey and soil test, they want their own.
A smaller builder may be more flexible but most of the majors are the same. You'll have to hand over 1k that isn't refundable. I leave you to fend for yourself, figure things out yourself. Our builders site costs I can say pretty confidently would be one of the lowest out there. They are all calculated from the engineering plans only. It's inaccurate to what you MIGHT build, builders probably won't accept it, and it might have similar pricing.
Just my thought on it, but when you want a soil test, you have to think long and hard the house design. There's no use of doing a soil test for no house design in mind.. as Joles said, each house is different. For example, single and double storey homes, they obviously will have different needs and testing. So choose a design, THEN do a test. A soil test is a soil test - doesn't make any difference whatsoever if you are building a single or double storey. The site survey might make a difference but only in so much that the double storey would more likely have a smaller footprint. We had our soil tests done originally through Henley as we were all set to build with them. They decided that our block was on too much of a slope and we then took those tests to a number of builders to explore our options. We had quotes from a few without any problems using our own information. Sure you end up paying for all the tests if you accept the tender and go further with drawings etc but you will get site costs included for you. Signed up with a s!monds (deposit stage) and have a fixed site cost of around 7k,which is reflected in the quote as- FIXED SITE COST - $7300 There are no further details or information on what this fix site cost covers. I have spoken to the sales rep and have been told 'that is all you'll pay' Our block does not settle until apr/may and I know by fact the soil is H class. The site is currently not accessable and won't be until the end of March. Yet, been told by the builder that contracts and plans are being prepared and would be ready to get signed off in the next few weeks. My main concern is whether this FIXED site cost will include a H class slab etc. Sales rep told me YES it does but don't have this anywhere in writing. We are building with simonds too similar state as yours .. we have asked them to put details of site cost in and they are willing to do so. Also, they say that rock removal is included but if they need to fill because of removal then thats extra above the "Fixed" cost. we are still taking to them abt it. wud love to beposted on how you are going with it. by the way .. where are u building and which house?
